This district, containing neighborhood shopping
facilities, is intended to provide the daily convenience needs for
persons living in the immediate area. At the same time, this district
is intended to be relatively free of the nuisance effects which businesses
can render on adjacent residential areas. For this reason, only limited
types of businesses are permitted, i.e., those which are most compatible
with and/or directly serve a residential neighborhood.
Uses permitted in the Business Limited (B-1) District shall be established in compliance with the standards of this article, Article
XV and as provided in the City Code. Uses permitted shall be one or more of the following uses:
C. Laundries, laundromats and dry cleaners.
D. Barber — and beauty shops.
I. Gift, record and tobacco shops.
L. Magazine stands and newsstands.
M. Household furnishings and appliance stores.
P. Business or identification signs not exceeding 15
square feet in area per side and not more than two sides.
Conditional uses in the Business Limited (B-1) District shall be permitted following a public hearing and approval as set forth in Articles
XVI and
XVIII. Conditional uses shall be one or more of the following uses:
A. Apartments on the second floor above commercial.
There are no area requirements, except that
for permitted uses utilizing water supply or sewage disposal systems,
the required area shall be established by the Health Official.
The setback line for structures shall be 30
feet from any street right-of-way which is 50 feet or greater in width
or 60 feet from the center line of any street, whichever is greater.
The minimum frontage for permitted or conditional
uses shall be 100 feet measured at the setback line. The lot frontage
shall be increased by 50 feet for each additional use.
The yard requirements for each main structure
for permitted uses shall be as follows:
A. A side or rear yard abutting a residential zone shall
be 25 feet with a minimum of five feet of landscaping shrubs, hedges
or trees.
B. A side or rear yard abutting a commercial zoned lot
may be built within five feet of the property line; provided, however,
that two adjoining commercial property owners may agree to a zero
lot line in compliance with state building and fire codes.
The maximum height for structures shall be 35
feet.
The maximum lot coverage shall be 50%.
