In order to fulfill the purpose of this chapter, the Town of Rosendale establishes and is hereby divided into the following zoning districts:

The location and boundaries of said zoning districts are shown on the map entitled "Zoning Map"[1] certified by the Town Clerk as adopted. Said map, together with everything shown thereon and all amendments thereto, is hereby adopted and is declared to be an appurtenant part of this chapter.

Where uncertainty exists with respect to any of the aforesaid districts, as shown on the Zoning Map, the following rules shall apply:
A. 
Along center lines and right-of-way lines. Where district boundaries are indicated as approximately following the center lines or right-of-way lines of streets, highways or public utility easements or facilities, said boundaries shall be construed to be coincident with such lines. Said boundaries shall be deemed to automatically be moved if a center line or right-of-way line of such street, highway or public utility easement is moved a maximum of 50 feet.
B. 
Along lot or boundary lines. Where district boundaries are indicated as approximately following the Town boundary line, property lines, lot lines or projections thereof, said boundaries shall be construed to be coincident with such lines or projections thereof.
C. 
Parallel to lot, boundary or street lines. Where district boundaries are so indicated that they are approximately parallel to the Town boundary line, street lines, property lines, lot lines, right-of-way lines or center lines of public utility easements, lands or structures and projections thereof, said boundaries shall be construed as being parallel thereto and at such distances therefrom as are indicated on the Zoning Map or as shall be determined by the use of the scale shown on the Zoning Map.
D. 
Watercourses. Where district boundaries are indicated as following a river or stream, said boundaries shall be construed to be coincident with the center line of such river or stream, and said boundaries shall be deemed to be automatically moved if the main channels of such streams or rivers are moved by natural or artificial means up to a maximum of 50 feet.
E. 
Lots divided by zoning district lines. Where a district boundary line divides a lot in a single or joint ownership of record at the time such line is established, the regulations for the less restrictive portion of such lot shall extend no more than 30 feet into the more restricted portion.
F. 
Use of map scale and existing physical markers. In all other cases, where not dimensioned, the location of boundaries shown on the map shall be determined by the use of the scale appearing thereon. Where a highway, street, railroad or public utility easement center line or right-of-way line is coincident with a zoning boundary line and varies from the actual on-the-ground physical monument or mark, then such on-the-ground physical monument or mark shall determine said zoning boundary.
Except as hereinafter provided:
A. 
No land or building shall hereafter be used, occupied, erected, moved or altered unless in conformity with the regulations hereinafter specified for the district in which it is located.
B. 
No building shall hereafter be erected or altered to:
(1) 
Exceed the maximum height.
(2) 
Occupy a greater percentage of lot area.
(3) 
Accommodate or house a greater number of families.
(4) 
Have a narrower or smaller front yard, rear yard, side yard or other open space than is required for the district in which such building is located.
C. 
No part of a yard or other open space required about any building shall be included as part of a yard or other open space similarly required for another building.
D. 
No off-street parking or loading space required for one building or use shall be included as meeting, in whole or part, the off-street parking or loading space required for another building or use except as provided in § 75-19B.
E. 
No off-street parking or loading space shall be so reduced in area that it does not meet the requirements of this chapter.
