It is the purpose of this district to provide for the maintenance and expansion of residential areas at low to medium densities of development, depending upon the availability of public or community sewage disposal and water facilities.
In an SR District, the following regulations shall apply.
A building may be erected, altered or used and a lot or premises may be used for any of the following purposes and for no other:
A. 
Single-family detached use and its accessory uses.
B. 
Churches or similar places of worship by special exception.
C. 
Cemeteries by special exception only.
D. 
Municipal use.

E. 
No-impact home-based business, unless such use is prohibited or restricted by virtue of any deed restriction, covenant or agreement restricting the use of land, or by any master deed, bylaw or other document applicable to a common interest ownership community.

The minimum lot area for a permitted use shall be as follows:
A. 
Without both public water and sewer: 45,000 square feet.
B. 
With both public water and sewer: 15,000 square feet.
The minimum front yard shall be 40 feet in depth as measured from the street line. The minimum side yard shall be 15 feet. The minimum rear yard shall be 35 feet.
The maximum building height shall be 35 feet.
The minimum lot width shall be 100 feet measured at minimum building setback line. The minimum lot depth shall be 100 feet.
At least 75% of the lot shall be maintained as open area.
A. 
Each use shall comply with the applicable off-street parking standards found in § 184-156.
B. 
Each use shall comply with Chapter 149, Stormwater Management, the storm drainage design standards found in Chapter 154, Subdivision and Land Development, as well as Chapter 89, Floodplain Management.
C. 
Where applicable, each use shall comply with the Sidewalk, Curb and Driveway Ordinance No. 51-1980.[1]

D. 
Home occupations are permitted (refer to § 184-161).
E. 
All outside storage shall be completely screened from view from any public right-of-way and any adjacent residential use.
F. 
Any development along the Route 183 corridor will require increased rights-of-way as determined after consultation with the Township, County and Pennsylvania Departments of Transportation.
