It is the purpose of this district to provide for an area of moderate residential density through single and limited multiple family development, the intention of which is to encourage efficient utilization of land space in areas where public water and public sewer are available while preserving sufficient area for individual recreation space and outside activity.
In a URMD District, a building may be erected, altered or used and a lot or premises may be used for any of the following purposes and for no other:
A. 
One-family detached use and accessory uses.
B. 
Two-family semidetached use (one family per semidetached unit) and accessory uses.
C. 
Recreation and athletic facilities when incidental to the primary residential use and approved as part of an overall subdivision or land development plan.
D. 
Churches, synagogues or similar places of worship.
E. 
Community facility uses by special exception.
F. 
No-impact home-based business, unless such use is prohibited or restricted by virtue of any deed restriction, covenant or agreement restricting the use of land, or by any master deed, bylaw or other document applicable to a common interest ownership community.

For all residential dwelling units in this district, gross density shall be limited to four dwelling units per acre.
Nothing shall preclude the application of a cluster design overlay within this district, provided that the same is recommended by the Township Planning Commission and approved by the Board of Supervisors.
The maximum building height shall be 35 feet.
At least 60% of the lot shall be maintained as open area.
A. 
Each use shall comply with the applicable off-street parking standards found in § 184-156.
B. 
Each use shall comply with Chapter 149, Stormwater Management, the storm drainage design standards found in Chapter 154, Subdivision and Land Development, as well as Chapter 89, Floodplain Management.
C. 
Where applicable, each use shall comply with the Sidewalk, Curb and Driveway Ordinance No. 51-1980.[1]

D. 
All outside storage shall be completely screened from view from any public right-of-way and any adjacent residential use.

Home occupations are permitted subject to the limitations set forth in § 184-161.
