Prior to the granting of final approval, the subdivider
shall have installed or shall have furnished performance guaranties
for the ultimate installation of the following:
(1)Â
Streets. All streets shall be constructed in accordance with official grades established by the Borough Engineer and shall conform to the standards set forth in Article VI of this chapter.
(2)Â
Street signs. Street signs of the type and design
to be approved by the Planning Board shall be installed at all street
intersections.
(3)Â
Curbs. Curbs shall be installed on both sides of all
streets unless specifically excepted.
(4)Â
Sidewalks. Paved sidewalks, four feet in width, shall
be installed on both sides of all streets, except that the Planning
Board may require additional widths in high-density areas or may grant
exceptions in low-density areas where special conditions may warrant
such exceptions.
(5)Â
Shade trees. Where required by the Planning Board,
two new shade trees shall be installed on each lot on the owner's
property so as not to interfere with utilities, roadways or walkways
and sidewalks. Trees shall be of such size and type as required by
the Planning Board.
(6)Â
Monuments. Monuments are to be of the size and shape
required by Section 4 of Chapter 358 of the Laws of 1953 and shall
be placed in accordance with said statute.
(7)Â
Water mains, culverts, storm sewers and sanitary sewers.
All such installations shall be properly connected with an approved
system and shall be adequate to handle all present and probable future
development.
B.Â
The developer shall notify the Municipal Engineer
and the Construction Official at least 48 hours prior to the start
of construction of any of the above-listed improvements, and such
improvements shall be subject to inspection and approval by the Municipal
Engineer. No underground installation shall be covered until inspected
and approved. The subdivider or developer shall pay to the Borough
of Lavallette, in addition to the application fees previously listed,
a reasonable charge for inspection by the Borough Engineer of the
installation of all required improvements. The cost of such payment
is to be determined by the Borough Engineer, and inspection and payment
of the inspection fee shall be a condition of final approval. The
standard specifications of the Borough of Lavallette as now or hereafter
adopted shall govern the construction and installation of all of the
above improvements.
