For the purposes of this chapter, the Borough of Lavallette is hereby divided into zones or districts as follows:
Residence District A
Residence District B
Residence District C
Residence District D
B-1 Business District
B-2 Downtown Business District
A. 
The boundaries in each of the above zones are shown and designated upon a map entitled “Zoning Map of the Borough of Lavallette,” which map accompanies and is hereby declared to be a part of this chapter, and are particularly recited and described in detail hereinafter under the respective articles of this chapter which set forth the provisions and restrictions of the four respective zones herein established.[1]

B. 
Interpretation.
(1) 
Where the boundary lines on the Zoning Map are shown within street lines, the center lines of such streets shall be the boundary of districts.
(2) 
Where the boundary lines are shown approximately on the location of property lines, such property lines shall be the boundary of the district. Where the boundary lines are shown approximately 100 feet from the street lines and it appears that they are not intended to follow the property lines, then the boundary lines shall be regarded as being 100 feet distant from the street lines. In cases not covered by these provisions, the location of boundary lines shall be determined by the distances in feet, if given, from other lines on the map or by the scale of the map if no distances in feet are given.
(3) 
In case of uncertainty or disagreement as to the true location of any district or boundary line, the determination thereof shall lie with the Planning Board.

In the event that there shall be any discrepancy or difference between the description and definition of a lot of land in this chapter and the Zoning Map of the Borough of Lavallette, upon which map certain of the lots in the municipality are shown to be irregular in shape and some of which are less than 50 feet by 100 feet in size, the respective lots shown on said map shall be controlling. The intention of this section is to provide that no owner of any lot as shown on said map shall be deprived of the right to use his/her land, subject to the restrictions placed thereon by this chapter, by reason thereof.
