In acting on any proposed plan of development, the Town Board or Planning Board shall take into consideration the requirements of the Town Development Plan and Official Map.[1] These Boards shall also consider the appropriate location of main and accessory buildings on the site and in relation to one another; the traffic circulation within the site; the height and bulk of buildings; the provision of off-street parking space; the provision of buffer areas and other open spaces on the site; and the display of signs, so that any development will adequately handle pedestrian and vehicular traffic within the site and in relation to the street system adjoining and will harmoniously and satisfactorily fit in with contiguous land and buildings and adjacent neighborhoods.
