The purpose of this chapter is to recognize the continued existence of age-restricted mobile home parks currently existing within the Township of Brick and to assure the creation and maintenance of positive living conditions within these communities.
Mobile home parks within the Township of Brick shall comply with the following regulations:
A. 
The property shall provide an on-site resident manager or provide an on-site office which shall be staffed Monday through Friday, excluding legal holidays, from 9:00 a.m. until 5:00 p.m. At all other times, the property shall be serviced by a twenty-four-hour telephone service to address emergencies.
B. 
Conspicuously posted at the on-site office shall be a copy of the mobile home park bylaws and a copy of the standard lease provisions and fees applicable to all mobile home park units within the complex.
C. 
Any proposed improvements to a mobile home park shall not include changes to internal roadways, extension or relocation of utility services, including water and sewer mains, and the installation of stormwater drainage facilities without benefit of a full site plan review under Part 4, Site Plan Review, of the Township of Brick Land Use Ordinance.
Any person violating any of the provisions of this chapter shall, upon conviction thereof, be subject to the penalties as provided in Chapter 1, § 1-15, General penalty, in the discretion of the court before which such conviction shall be had. Each day a particular violation continues shall constitute a separate offense. A violation affecting more than one rental space shall be considered a separate violation as to each rental space.
