For the purpose of this chapter, the Township is hereby divided into the following Districts:

FR
Forest Recreation
RL
Residential Low
RM
Residential Medium
NC
Neighborhood Commercial
HC
Highway Commercial
LI
Light Industrial
MR
Mineral Recovery
FP
Floodplain
A. 
The boundaries of the zoning districts shall be as shown on the Zoning Map which is on file in the office of the Board of Supervisors. Said map and all notations, references and data shown thereon are hereby incorporated by reference into this Zoning Chapter and shall be as much a part of this Zoning Chapter as if all were fully described herein.
B. 
The Zoning Map shall be so labeled and identified by the signature of the Chairman of the Board of Supervisors and attested by the Secretary of the Board of Supervisors and bear the Seal of the Township under the following words: "This is to certify that the following ______ sheets comprise the Official Zoning Map of Brecknock Township, Lancaster County, Pennsylvania, adopted this _______ day of ______________, 19____."
C. 
Should any challenge be made to the procedural validity of the process used by the Township to enact the Official Zoning Map which is incorporated into this chapter, and should such procedure be determined to be invalid by a court of competent jurisdiction, such invalidity, illegality or unconstitutionality shall not affect or impair the remaining provisions, sections, sentences, clauses or parts of the text of this chapter, it being the intention of the Board of Supervisors that the remainder of the text of this chapter shall be and shall remain in full force and effect. The foregoing severability provision is intended to be applied to its fullest extent in order that the remainder of this chapter shall not be affected by any procedural defects relating to the Official Zoning Map, including but not limited to posting of properties to be rezoned. In addition, should the procedure used to enact the Official Zoning Map as a part of this Zoning Chapter be determined to be invalid by the Zoning Hearing Board or by a court of competent jurisdiction, then the Official Zoning Map enacted by the Board of Supervisors by Ordinance No. 80, enacted July 22, 1991, shall be considered to be the Official Zoning Map under this Zoning Chapter. If, as a result of such challenge, the Zoning Map adopted by Ordinance No. 80 shall be considered the Official Zoning Map under this chapter, all lands shall be classified as set forth in the Official Zoning Map adopted by Ordinance No. 80.
A. 
Boundaries indicated as approximately following center lines of streets shall be construed to follow such center lines.
B. 
Boundaries indicated as approximately following plotted lot lines shall be construed as following such lot lines.
C. 
Boundaries indicated as approximately following Township limits shall be construed as following such limits.
D. 
Boundaries indicated as approximately following the center lines of streams or other bodies of water shall be construed to follow such center lines.
The regulations set by this chapter within each district shall be minimum regulations and shall apply uniformly to each class or kind of structure or land, and particularly, except as hereinafter provided, in conformity with this chapter.
A. 
No building, structure or land shall hereafter be used or occupied, and no building or structure or part hereof shall hereafter be erected, constructed, reconstructed, moved or structurally altered except in conformity with all the regulations herein specified for the district in which it is located.
B. 
No building or other structure shall hereafter be erected or altered to exceed the height or bulk, to accommodate or house a greater number of families, to occupy a greater percentage of lot area or to have smaller or more narrow rear yards, front yards, side yards or other open spaces than herein required, or in any other manner contrary to the provisions of this chapter.
C. 
No part of a yard or other open space or off-street parking or loading space required about or in connection with any building for the purpose of complying with this chapter shall be included as part of the yard, open space or off-street parking or loading space similarly required for any other building.
D. 
No yard or lot existing prior to the effective date of this chapter shall be reduced in dimension or area below the minimum requirements set forth herein. Yards or lots created after the effective date of this chapter shall meet at least the minimum requirements established by this chapter.
