In any R Rural District, land, buildings or
premises shall be used by right only for only one of the following:
A.Â
All conditional uses of the A Residence District shall
be allowed, provided, however, that the conditions set forth thereunder
shall be complied with.
B.Â
The following conditional uses shall be allowed, provided that the standards set forth in Subsection C below are met:

Applications for conditional uses shall be in compliance
with the following minimum specifications and standards:
(1)Â
That the use will not injure or detract from the use
of neighboring property.
(2)Â
That the use will not detract from the character of
the neighborhood.
(3)Â
That the use of property adjacent to the area included
in the plan is adequately safeguarded.
(4)Â
That the property is suitable for the intended use.
(5)Â
That the use will serve the best interests of the
Township.
(6)Â
That the use will not adversely affect public sewers
and facilities such as water, sewer, police and fire protection.
(7)Â
That the use will not adversely affect the drainage
facilities in the adjacent neighborhood.
(8)Â
That the use will not adversely affect the safe flow
of highway traffic and that adequate roadway accesses are provided
to protect roadways from undue congestion and hazards.
(9)Â
That the lot area, yard requirements and parking will
conform to the standards set forth in this district.
Only the following accessory uses shall be permitted:
The following area and bulk regulations shall
apply:
A.Â
Minimum lot size for agricultural uses: 5 1/2 acres.
B.Â
Minimum lot size for other uses: 31,000 square feet.
C.Â
Maximum density per gross acre: one unit per two acres.

Minimum lot width: 100 feet.
E.Â
Minimum lot depth: 200 feet.
F.Â
Maximum lot coverage: 15%.
G.Â
Minimum front yard: 50 feet.
H.Â
Minimum side yards: 15 feet each.
I.Â
Minimum rear yard: 35 feet.
J.Â
Maximum building height: 35 feet.
All other applicable regulations of this chapter
should be followed as required.

Clustering of housing is encouraged in the Township's
ongoing efforts to preserve open space land.
