A. 
For the purpose of promoting the health, safety, morals and general welfare of the community, the Village of Webster is hereby divided into the following districts:

Residential R-2-9.6 Districts
Residential RM Districts
Neighborhood Business NB Districts
Central Business CB Districts
General Industrial GI Districts

B. 
In addition, Planned Unit Development PUD Districts are established for such areas of the community as may be placed in them from time to time by action of the Village Board.
A. 
The boundaries of said districts are hereby established on a map entitled the "Official Zoning Map of Village of Webster, 1976." This map, together with all the explanatory matter contained on it, is hereby made a part of this chapter and shall be duly certified as such by the Village Clerk and filed according to law.[1]

B. 
If, in accordance with law, changes are made in district boundaries or other matter portrayed on the Zoning Map, such changes shall be made on it, together with an entry on the Zoning Map as follows: "On (date), by official action of the Village Board, the following (change) changes (was) were made in the Zoning Map: (brief description of the nature of the change)." This entry shall be signed by the Mayor and attested by the Village Clerk, and the amending local law shall provide that such changes or amendments shall not become effective until they have duly been entered upon the Zoning Map. Any unauthorized change of whatever kind by any person or persons shall be considered a violation of this chapter and punishable under Article XX of this chapter.
C. 
The Official Zoning Map, which shall be located in the office of the Village Clerk, shall be the final authority as to the current zoning status of lands, buildings and other structures and uses in the Village.
Where uncertainty exists as to the boundaries of districts as shown on the Zoning Map, the following rules shall apply:
A. 
Boundaries indicated as approximately following the center lines of streets or highways shall be construed to follow such center lines.
B. 
Boundaries indicated as approximately following platted lot lines shall be construed as following such lot lines.
C. 
Boundaries indicated as parallel to or extensions of features indicated in Subsections A and B shall be so construed. Distances not specifically indicated on the Zoning Map shall be determined by the scale of the map.
Where a district boundary line divides a lot, the uses and the regulations of the less restricted portions of the lot may be extended not more than 10 feet into the more restricted portion, provided that the lot has frontage on a street in the less restricted district. The uses and the regulations of the less restricted district may be extended farther into the more restricted district upon approval of the Board of Appeals, granted in accordance with Article XV
