The general intent of this chapter is to foster the planning objectives of this chapter listed in Part 1. Site plan review is specifically intended to enhance the general appearance of the community, to encourage the harmonious and efficient use of the land, to protect natural resources and environmental quality, and to ensure the safe and efficient movement of traffic in the Township.
Site plan review shall be required for all new or expanded use except agriculture and single-family residential principal and accessory uses or as otherwise provided in this section. No building permit shall be issued for any applicable building or use or the enlargement of any building or use unless a site plan has been submitted to and approved by the Township Planning/Zoning Board.
A. 
Site plans shall not be required for any single-family dwelling for such accessory uses as a private garage, or agricultural use.
B. 
Site plan review will not be required in connection with the alteration or repair of an existing building or use when the Zoning Officer determines that said alteration or repair will not result in additional lot coverage, will conform with the maximum and minimum building standards, and will not increase the number of off-street parking spaces that would be required to meet the standards of Article XVIII, § 70-75 and Schedule A, Off-Street Parking Requirements, if applied.

C. 
The Planning/Zoning Board may waive the requirements of this chapter if the proposed development has secured previous site plan approval or when the Planning/Zoning Board is convinced that the development will not affect existing circulation, drainage, building arrangement, landscaping, buffering, lighting and other considerations of site plan review.
