A.
Purpose: to encourage a harmonious pattern of institutional
development that can mutually benefit the Borough and various types
of institutional uses existing. The development of institutional uses
shall be in accordance with approved standards and to promote the
planning for the location of future institutional uses serving a regional
population.
B.
Use regulations. A building may be erected or used,
and a lot may be occupied, for any of the following purposes, and
no other:
(1)
Permitted uses in the Institutional (I-1) District:
(a)
Public or private school.
(b)
Accessory use.
(c)
Natural park.
(d)
Park or recreational area.
(e)
Public swimming pool.
(f)
Place of worship.
(g)
Municipal building and facility.
(h)
Day-care center, subject to the criteria set forth in § 150-62.1.

(i)
Hospital.
(j)
Medical clinic.
(k)
Library.
(l)
Cemetery.
(m)
Forestry.
(n)
No-impact home-based business.

E.
Special design criteria. The following design regulations
shall apply in the Institutional (I-1) District:
(1)
Lighting for parking areas and signs shall be designed
in such a way so that it does not reflect and is not directed onto
the adjoining areas.
(2)
Stormwater drainage shall be established on the site
to control runoff onto adjoining lots or areas and be designed to
improve water quality as approved by the Borough Engineer.
(3)
For lots adjoining a residential district or the corporate
limits of the Borough, a buffer zone of not less than 25 feet shall
be established and maintained, consisting of evergreens, shrubs or
other screening vegetation.
