The purpose of the Open Space District is to provide and protect the areas in the Borough for the preservation and conservation of the natural environment and open space areas deemed valuable by the Borough in appropriate areas as designated on the Official Zoning Map.
A. 
Use regulations. A building may be erected or used, and a lot may be occupied, for any of the following purposes, and no other.
(1) 
Permitted uses in the Open Space (O-S) District:
(a) 
Single-family detached dwelling occupied by owner or tenant farmer.
(b) 
Accessory use.
(c) 
Agricultural, horticultural, and floricultural uses.
(d) 
Natural park.
(e) 
Tilling of soil.
(f) 
Forestry.
(g) 
No-impact home-based business.

(2) 
Conditional uses in the Open Space (O-S) District (see Article XIV):
(a) 
Open space conservation development (see Article XV).
(b) 
Agricultural operation.
(c) 
Office.
(d) 
Expansion of existing businesses in adjacent Light Manufacturing (M-1) District.
B. 
Dimensional regulations in the Open Space (O-S) District:
(1) 
Lot area and width. The lot area and width shall be not less than the following dimensions for each principal use hereafter established in this zone:
(a) 
Lot area minimum: 10 acres per dwelling unit.
(b) 
Lot width minimum: 200 feet.
(2) 
Setbacks. Each lot shall provide front, side and rear setbacks not less than the following:
(a) 
Front setback: 50 feet.
(b) 
Side setback: 30 feet on both sides.
(c) 
Rear setback: 50 feet.
(3) 
Height. The height limit for a principal building shall be 35 feet.
(4) 
Lot coverage. Not more than 10% of the lot area shall be covered with impervious surface materials.
