A. 
The purpose of Residential 5 District is to permit residential development of low and moderate density, with a limited mix of housing types and lot sizes with sufficient controls and to recognize a successful developmental pattern within all existing City neighborhoods.
B. 
The use, height and area regulations of §§ 102-44 to 102-46, inclusive, or those regulations set forth elsewhere in this chapter, where applicable to these sections, and the general regulations of Article XVIII are the regulations in the Residential 5 District.
A building or land shall be used only for the following purposes:
A. 
Principal uses. The following principal uses are permitted:
(1) 
2.5 story single-family detached dwellings.

(2) 
Duplexes existing at the time this chapter is amended.

(3) 
Parks, playgrounds and other publicly operated or leased recreational uses and facilities, including facilities leased and operated by social, recreational or athletic clubs, as defined in this chapter, subject to the requirement that the architectural design of the exterior of any building shall be in keeping with other structures in the neighborhood.

Buildings owned, operated or leased by Ventnor City.

B. 
Conditional uses. The following conditional uses are permitted:
(1) 
All conditional uses permitted in the Residential 1 District, Article IV, subject to conditions therein.
C. 
Accessory uses. The following accessory uses are permitted:
(1) 
All accessory uses permitted in the Residential 1 District, Article IV, subject to conditions listed therein.
The following area and bulk requirements shall apply:
A. 
Minimum lot size requirements shall be as follows:
(1) 
For single-family lots fronting on Victoria Avenue and Little Rock Avenue between Fremont Avenue and Fulton Avenue, 5,800 square feet.
(2) 
For single-family lots fronting on Victoria Avenue, Little Rock Avenue and Surrey Avenue between Fulton Avenue and Wellington Avenue, 4,800 square feet.
(3) 
For duplexes on lots fronting on Victoria Avenue and Little Rock Avenue between Fremont Avenue and Fulton Avenue, 6,700 square feet.
(4) 
For duplexes on lots fronting on Victoria Avenue and Little Rock Avenue between Fulton Avenue and Wellington Avenue, 6,000 square feet.
(5) 
For single-family lots fronting on Surrey Avenue between Fremont Avenue and Fulton Avenue, 4,800 square feet.
(6) 
For duplexes on lots fronting on Surrey Avenue between Fremont Avenue and Fulton Avenue, 6,000 square feet.
B. 
Minimum lot width requirements shall be as follows:
(1) 
For single-family lots fronting on Victoria Avenue and Little Rock Avenue between Fremont Avenue and Fulton Avenue, 60 feet.
(2) 
For single-family lots fronting on Victoria Avenue, Little Rock Avenue and Surrey Avenue between Fulton Avenue and Wellington Avenue, 59 feet.
(3) 
For duplexes on lots fronting on Victoria Avenue and Little Rock Avenue between Fremont Avenue and Fulton Avenue, 70 feet.
(4) 
For duplexes on lots fronting on Victoria Avenue and Little Rock Avenue between Fulton Avenue and Wellington Avenue, 62 feet.
(5) 
For single-family lots fronting on Surrey Avenue between Fremont Avenue and Fulton Avenue, 60 feet.
(6) 
For duplexes on lots fronting on Surrey Avenue between Fremont Avenue and Fulton Avenue, 70 feet.
C. 
Minimum lot depth requirements shall be as follows:
(1) 
For single-family lots between Surrey Avenue and Victoria Avenue and Fulton Avenue and Wellington Avenue, 81 feet.
(2) 
For all other single-family lots, 97 feet.
(3) 
For single-family lots on Surrey Avenue between Fremont Avenue and Fulton Avenue, 65 feet.
(4) 
For all other duplexes, 80 feet.
D. 
Coverage.
(1) 
The maximum building coverage shall be 40%.
(2) 
The maximum lot coverage shall be 65%.
E. 
The front yard shall be a minimum of 15 feet for principal and accessory buildings. In the case of a corner lot, all yards fronting on the street will be considered front yards, and one side yard will be considered as a rear yard.
F. 
The side yards shall be a minimum of eight feet for principal and accessory buildings.
G. 
The rear yards shall be a minimum of 15 feet for principal buildings. Accessory buildings may be located not closer than three feet from the rear property line.
H. 
The maximum principal building height shall be as determined in § 102-118. The maximum accessory building height shall be 12 feet.
