In J Business 4 District, no building, structure or premises shall be used or occupied, and no building or part thereof or other structures shall be erected or altered, unless otherwise provided in this chapter, except for one or more of the following uses:
A. 
Permitted principal uses.
(1) 
Administrative, financial, business and professional offices.
(2) 
Art galleries, exhibit halls, artists' and photographers' studios, dancing studios and cultural and performing arts centers.
(3) 
Clubs and lodges.
(4) 
Permitted uses when authorized by special permit from the Village Board.

(a) 
Indoor recreation, amusements and sports complexes.
B. 
Permitted accessory uses, located on the same lot with the permitted principal use.
(1) 
All accessory uses as permitted and as regulated in J-2 District.
(2) 
Restaurants, excluding drive-in restaurants, when incidental to a permitted principal use as set forth in Subsection A hereof, provided that such use does not occupy 10% or more of the total usable space within such building or structure. Such restaurants must be located within the principal building or structure on the premises.
In J Business 4 District, no building or structure shall be erected or altered to a height in excess of 35 feet or 21/2 stories.
In J Business 4 District, the total building area shall not exceed 30% of the total lot area.
In J Business 4 District, no building or structure shall be erected or altered on a lot having an area of less than 9,000 square feet or upon a lot having a frontage of less than 90 feet.
In J Business 4 District, there shall be a front yard having a depth of not less than 40 feet.

In J Business 4 District, no side yards are required, except, however, that where one is provided, it shall be at least four feet in width, and except further that where one is used as a driveway or passageway for vehicles, is located between two adjoining business buildings or structures and is jointly used, the driveway shall be at least 15 feet in width. Where the J Business 4 District abuts a residential district, there shall be provided along such abutting line, a yard equal in width to that required in the residential district.

In the J Business 4 District, where the rear lot line abuts any lot or land area in a residence district, the rear yard shall be the same as that required in the abutting residential district, and where the rear lot line abuts any lot or land area in a business district, the rear yard shall be at least 25 feet in depth.
In each case where a building, structure or use or alteration thereof is proposed in this district, the Building Inspector shall refer the site plan of the proposed building, structure or use or alteration thereof to the Village Planning Board for its review as provided in Article X of this chapter.[1]
