The City of Cohoes is hereby divided into the following types of districts, which shall be differentiated according to use and area, and hereafter used and developed for the purposes designated:

Mixed-Use Downtown Core

Mixed-Use Neighborhood Core
The above districts shall be located, bounded and described as shown on the Zoning District Map of the City of Cohoes, which has been designated the Official Zoning District Map of the City, now on file with the City Clerk and, together with the boundaries and the designations therein, is made part of this chapter.
Where uncertainty exists with respect to the boundaries of any of the aforesaid districts as shown on the Zoning District Map, the following rules shall apply:
A. 
Distances shown on the Zoning District Map are perpendicular or radial distances from street lines measured back to the zone boundary line, which lines in all cases, where distances are given, are parallel to the street line.
B. 
Where district boundaries are indicated as approximately following the center lines of streets or highways, street lines or highway right-of-way lines, such center lines, street lines or highway right-of-way lines shall be construed to be such boundaries.
C. 
Where district boundaries are so indicated that they approximately follow the lot line, such lot lines shall be construed to be said boundaries.
D. 
Where district boundaries are so indicated that they are approximately parallel to the center lines or street lines of streets or the center lines or right-of-way lines of highways, such district boundaries shall be construed as being parallel thereto and at such dimension as shall be determined by the use of the scale shown on said Zoning District Map.
E. 
Where the boundary of a district follows a railroad line or is parallel thereto, such boundary shall be deemed to be located, or shall be measured from a point, midway between the main tracks of said railroad line.
F. 
Where the boundary of a district follows a stream, lake or other body of water, said boundary line shall be deemed to be at the limit of the jurisdiction of the City of Cohoes unless otherwise designated. If no distance is given, the dimension shall be determined by the use of the scale shown on said Zoning District Map.
G. 
If an uncertainty still exists as to a boundary line following review of the above items, then the Zoning Board of Appeals shall determine such boundary location.
A. 
Regulations. Except as herein provided, no building or land shall hereafter be used or occupied and no building or part thereof shall be erected, moved or altered unless in conformity with the allowable uses and standard for development set forth for each district by this chapter, nor shall any open space contiguous to any building be encroached upon or reduced in any manner, except in conformity with the bulk and use requirements, off-street parking requirements, landscaping requirements and all other regulations designated in this chapter for the district in which such building or use is located. In the event of any such unlawful encroachment or reduction, such building's or use's certificate of occupancy shall become void.
B. 
Prohibited uses. Uses not expressly stated as permitted uses or specially permitted uses are prohibited unless they are considered a nonconforming use.
