In order to promote the development of affordable housing within the Town, and as authorized by Section 8-19(1)(b) of the Connecticut General Statutes (effective October 1, 2006), it is hereby enacted that:
A. 
The first division of land subject to subdivision regulations, as defined in Section 8-18 of the Connecticut General Statutes, shall be exempt from the Subdivision Regulations of the Town,[1] provided the lot created shall be developed for affordable housing, as defined in Connecticut General Statutes Section 8-30g, by the Town or by a nonprofit organization or entity.

B. 
Any further division of such lot created for affordable housing shall not be exempt from the Subdivision Regulations.
C. 
Any exemption granted under this chapter shall be in addition to any other exemption authorized under Section 8-26 of the Connecticut General Statutes.
D. 
Any lot created under Subsection A of this section:
(1) 
Shall be surveyed to the A-2 standard of accuracy by a Connecticut licensed land surveyor;
(2) 
Shall comply with the Connecticut Public Health Code; and
(3) 
Shall be subject to the zoning regulations and inland (or tidal) wetlands regulations of the Town.[2]
