The following zoning classifications are hereby established within the City of Breckenridge.
A. 
Residential Districts.
(1) 
R-A Agricultural Residential District.
(2) 
R-1 Single-Family Residential District.
(3) 
R-2 Single- and Two-Family Residential District.
(4) 
R-3 Multiple-Family Residential District.
(5) 
R-MH Mobile Home Park District.
B. 
Commercial Districts.
(1) 
C-1 Neighborhood Business District.
(2) 
C-2 General Business District.
(3) 
C-3 Auto-Oriented Business District.
C. 
Industrial Districts.
(1) 
I-1 Light Industrial District.
(2) 
I-2 Heavy Industrial District.
D. 
Special Districts.
(1) 
FP Floodplain District.
(2) 
Airport District.
A. 
The city is hereby divided into zoning districts as shown on the Official Zoning Map which, together with all explanatory matter thereon, including the Flood Insurance Rate Map referred to in 190-62B, are hereby adopted by reference and declared to be a part of this chapter.

B. 
The Official Zoning Map shall be identified by the signature of the Mayor, attested by the City Administrator or his/her designee and bearing the Seal of the city under the following words: "This is to certify that this is the Official Zoning Map of the City of Breckenridge, Minnesota."

C. 
Zoning district boundaries.
(1) 
Zoning district boundary lines of this chapter follow lot lines, railroad right-of-way lines, the center of watercourses, corporate limit lines or appropriately determined limits of the Floodplain Districts, all as they exist upon the effective date of this chapter.

(2) 
Appeals and questions of doubt concerning the exact location of a zoning district boundary line shall be heard by the Board of Adjustments and Appeals.
(3) 
When any street, alley or other public right-of-way is vacated by official action of the city, the zoning district abutting the center line of said alley or other public right-of-way shall not be affected by such proceeding.
D. 
If, in accordance with the provisions of this chapter, changes are made in district boundaries or other matter portrayed on the Official Zoning Map, such changes shall be made on the Official Zoning Map by the Zoning Administrator promptly after the amendment has been approved by the City Council.
E. 
Any unauthorized change of whatever kind by any person or persons shall be considered a violation of this chapter and punishable as provided under the provisions of this chapter.
F. 
Regardless of the existence of purported copies of the Official Zoning Map, which may from time to time be made or published, the Official Zoning Map shall be the final authority of the current zoning status and shall be located in the office of the City Administrator or his/her designee.

Annexed territory shall be in the R-A District unless rezoning action is taken by the City Council to place it in another district. Areas identified on the Wilkin County Flood Boundary and Floodway Map as within the one-hundred-year flood boundaries shall be subject to the requirements of the Floodplain and Shoreland Districts of the City of Breckenridge upon annexation.
