not be encroached upon or reduced in any manner.

structures shall be required to be sufficiently lighted so as to ensure
safety to both pedestrians and motorists.

All parking spaces shall be designed to have direct
access from a driveway or aisle and double parking shall be prohibited.

permit a vehicle to turn around on the site so as to avoid a backing
maneuver onto a street. Backing onto a street shall only be permitted
for driveways and parking associated with one- or two-family residences.

Each off-street parking space shall have an area not
less than 180 square feet, exclusive of access drives or aisles, and

area or driveway. The Planning Board may require additional curbing
as deemed necessary as part of its site plan approval.
J.
In the case of a combination of uses on one lot, the
total required parking spaces for the sum of the various uses shall
be required. Whenever the formula for parking spaces required results
in a fraction of a space exceeding 0.49, a full space shall be required.
K.
Off-street parking shall be located on the same lot
as the principal building or use to which it is accessory, except
that parking space for business uses may be located on a lot within

if it is determined by the Planning Board upon site plan review that
it is impractical to provide the required parking spaces on the same
lot with the principal building and provided that such spaces located
off the site shall be located on property in the same ownership as
the use to which they are accessory and shall be subject to deed restrictions
filed in the office of the Registrar of Deeds of the County of Bergen,

area is landscaped.

only. Any such parking area which adjoins residential premises shall
be screened.

Such parking areas or garages shall be used solely
for the parking of passenger vehicles, and no commercial repair work
or sales or service of any kind shall be conducted therein.
C.
All garages and parking spaces shall be designed and
used only by occupants of the principal building to which they are
accessory or by guests or visitors of said occupants. Said garages
and parking spaces shall not be rented or leased to other than the
occupants of the principal building to which they are accessory. No
fee or charge shall be assessed to any guest or visitor using said
garage or parking space.
Off-street loading and unloading shall be provided
in such amount and manner that all loading and unloading will be conducted
entirely within the boundaries of the lot concerned, and no vehicle
shall use public streets, sidewalks or rights-of-way for loading and
unloading other than for ingress or egress to the lot in any B-1,
B-2, M-1 or M-C District.
