For the purpose of this chapter, certain words and terms used herein are defined as follows:
CUL-DE-SAC
A dead-end street with only one vehicular traffic outlet terminating in a vehicular turnaround area.
EASEMENT
Authorization by a property owner for the use by another, and for a specified purpose, of any designated part of his property as defined in the deed of the property.
IMPROVEMENTS
Street pavements, curbs, gutters, sidewalks, crosswalks, water mains, sanitary and storm sewers, landscaping, public utilities and other appropriate items.
LIMITED ACCESS AND PLANTING AREA
An area designed to control access to public rights-of-way or other public areas and also to suitably screen private properties abutting them.
LOT
The unit or units into which land is divided with the intention of transference of ownership, either as developed or undeveloped sites. "Lot," shall also mean parcel, plot, site or any similar form.
MAJOR SUBDIVISION
All subdivisions not classified. as minor subdivisions, including but not limited to subdivisions of four or more lots or any size subdivision requiring any new street or extension of municipal facilities.
MASTER OR COMPREHENSIVE PLAN
A comprehensive development plan prepared by the Planning Board pursuant to § 7-722 of the Village Law, which indicates the general locations recommended for various public works, places and structures and for the general physical development of the Village of Port Jefferson and includes any part of separately adopted and any amendment to such plan or parts thereof.
MINOR SUBDIVISION (LAND PARTITION)
Any subdivision containing less than four lots fronting on an existing street, not involving any new street or road or the extension of municipal facilities and not adversely affecting the development of the remainder of the parcel or adjoining property and not in conflict with any provision or portion of the Master Plan, Official Map or Zoning Ordinance, now or hereafter adopted, or this chapter.
OFFICIAL MAP
The map established by the Village Board pursuant to § 7-724 of the Village Law, showing streets, highways, drainage systems and parks already laid out, adopted and established by law, as well as proposed streets, highways, drainage systems and parks proposed for future development that have been officially adopted by the Village Board upon recommendations by the Planning Board.
PEDESTRIAN RIGHT-OF-WAY
A walkway or crosswalk dedicated to public use to facilitate pedestrian access.
PERFORMANCE BOND
A security which is posted by the subdivider to guarantee to the Village that said subdivider will faithfully construct or cause to be constructed the required site improvements and utilities which are an integral part of his approved final plat, and furthermore, that the construction shall conform to the design specifications of the office of the Planning Board Engineer.
PLANNING BOARD
The official Planning Board of the Village of Port Jefferson.
PLANNING BOARD ENGINEER
The duly designated professional engineer of the Port Jefferson Planning Board.
PRELIMINARY LAYOUT
The preliminary drawing or drawings indicating the proposed manner or layout of the subdivision, to be submitted to the Planning Board for review.
PROFESSIONAL ENGINEER
A person licensed as a professional engineer by the State of New York.
SKETCH PLAN
A sketch of the preliminary layout of the subdivision to enable the subdivider to save time and expense in reaching general agreement with the Board as to the form of the layout and objectives of this chapters.
STREET
Includes roads, avenues, lanes or other ways between right-of-way lines.
A. 
MAJOR ARTERIAL STREETA "street" which serves or is designed to serve heavy flows of traffic.
B. 
COLLECTOR STREETA "street" which serves or is designed to serve as a trafficway for a neighborhood or as a feeder to a major "street."
C. 
MINOR STREETA "street" intended to serve primarily as an access to abutting properties.
D. 
MARGINAL ACCESS STREETA "street" located on a separate right-of-way parallel to and in the vicinity of an arterial highway, designed to provide access to abutting properties without interrupting highway traffic.
STREET PAVEMENT
The wearing or exposed surface of the roadway used by vehicular traffic.
STREET WIDTH
The distance between property lines, measured at right angles to the center line of the street.
SUBDIVIDER
Any person, firm, corporation, partnership or association who shall lay out any subdivision or part thereof, either for himself or others.
SUBDIVISION
The division of any parcel of land, with or without streets, into two or more lots, plots, sites or other divisions of land for the purpose, whether immediate or future, of transfer of ownership, land lease, building development or condominium development.

SUBDIVISION PLAT
The final map on which the applicant's subdivision plan is presented to the Planning Board for approval and which, if approved, shall be duly filed by the applicant with the County Clerk.
SURVEYOR
A person licensed as a land surveyor by the State of New York.
ZONING ORDINANCE
The officially adopted Zoning Ordinance of the Village of Port Jefferson, including all amendments thereto.
