Dimensional regulations shall be as follows:
All residential districts shall comprise the Acreage Development Zone, and subdivisions may be laid out with four or more lots.
Applications for said subdivision under acreage development shall be made to the Planning Board.
In approving said subdivision, the Planning Board may waive or vary any of its standard requirements, including but not limited to concrete gutters, storm sewers, public roads and public water systems, if, in its opinion, the size of the lots, the drainage and the available water, well or otherwise make them unnecessary.
The Planning Board may vary the dimensional regulations depending on the layout of the tract submitted and the contours and topography of the land.
The Planning Board shall require that any said tract shall have tract restrictions duly filed on record and that the lots, once laid out and approved, may not be further resubdivided.
