Marine Development Districts — MDD are established primarily for the purpose of providing areas for water-related resort activity along with specified commercial recreation activities normally associated with such areas.
In Marine Development Districts — MDD, no building or other structure or land shall be used for any purpose other than:
A. 
Any use permitted in General Residential Districts, excluding mobile home parks and individual mobile homes and uses under special permit. Replacement of any existing mobile home with a larger mobile home meant for personal use shall be permitted.
B. 
Places of amusement or assembly, restaurants, retail business or retail service and marine-related repair service operated only within a permanent structure.
C. 
Cottages for rental purposes, subject to the following requirements:
(1) 
The land area per cottage unit shall not be less than 750 square feet.
(2) 
The space between detached rental structures shall not be less than 15 feet.
(3) 
No structure used for any office or rental purpose shall be placed closer to a side or rear property line than 15 feet.
(4) 
No outdoor swimming pool shall be placed closer to a side or rear property line than 25 feet.
(5) 
The property is to be appropriately landscaped at the front and sides.
D. 
Motor courts or motels, subject to the following requirements:
(1) 
The minimum land area per establishment shall be 15,000 square feet, and the minimum width of the lot at the front building line shall be 75 feet.
(2) 
Automobile parking space to accommodate not less than one car for each rental unit shall be provided.
(3) 
Each rental unit shall be supplied with hot and cold running water and equipped with a flush toilet. All sanitary facilities shall be approved by the New York State Health Department.
E. 
Hotels, subject to the following requirements:
(1) 
Area. The minimum land area per establishment shall be one acre.
(2) 
Frontage. The minimum frontage per establishment shall be 150 feet.
(3) 
Automobile parking space to accommodate not less than one car for each rental unit shall be provided.
F. 
Boat marinas.
G. 
Commercial recreation facilities, including but not limited to swimming pools and beaches, docks, ice or roller skating rinks, bowling alleys, tennis courts, handball courts and theaters, other than drive-in. Plans for the erection or structural alteration of above-stated commercial recreation facilities shall be submitted to the Planning Board for approval. The Planning Board may require such changes therein in relation to yards, driveways, driveway entrances and exits and the location and height of buildings and enclosures as it may deem best suited to ensure safety, to minimize traffic hazards or difficulties and to safeguard adjacent properties.
H. 
Height restrictions. The maximum height allowed in the MDD District shall be 50 feet.

The requirements shall be determined in the same manner as SFR.
A. 
For residential structures. All buildings intended for residential uses, in whole or part, shall comply with the area, yard and height requirements of the General Residential District — GR.
B. 
For all other uses and structures. The minimum land area per establishment shall be 15,000 square feet, and the minimum width of the lot at the front building line shall be 100 feet.
(1) 
Front yards must be approved by the Village Planning Board.
(2) 
Side yards must be approved by the Village Planning Board.
(3) 
Rear yards must be approved by the Village Planning Board.
The requirements shall be determined in the same manner as in Single-Family Residential Districts — SFR.
Other uses may be permitted subject to provisions and procedures outlined by SFR under the heading of special permits.
