For the purpose of this bylaw, the Town of Dalton is hereby divided into the following districts:

R-2
Residential District
R-3
Residential District
R-4

B-1
Business District
B-2
Business District
I-1
Industrial District
I-2
Industrial District

Floodplain District
The location and boundaries of the zoning districts are hereby established as shown on the map entitled "Zoning Map of the Town of Dalton, Massachusetts dated May 2, 1974," and as amended from time to time, bearing the signatures of the members of the Planning Board, and on file in the office of the Town Clerk, which map, with all explanatory matter thereon, is hereby made a part of the bylaw.
A. 
The district boundary lines shall be as shown on the Zoning Map and indicated by the dimensions entered thereon.
B. 
For the purpose of interpretation of district boundaries as shown on the Zoning Map, the following rules shall apply:
(1) 
Boundaries that appear to follow the center lines of streets, railroads or streams shall be construed to follow such lines.
(2) 
Boundaries indicated as following shorelines of lakes or ponds shall be construed to follow such shorelines.
(3) 
Boundaries indicated as approximately following plotted lot lines shall be construed as following such lot lines.
(4) 
Boundaries, which appear to run parallel to the features indicated above, shall be so construed. Distances not specifically indicated on the Zoning Map shall be determined by the scale of the map.
(5) 
Where the district boundary appears to parallel a street line and no dimension is given, the boundary shall be interpreted as being 200 feet distant.
(6) 
Where a district boundary line divides a lot in single ownership at the time such district is established, the Board of Appeals may permit, as a special exception, the extension of the regulations for either portion of the lot, not to exceed 20 feet beyond the district line into the remaining portion of the lot.
(7) 
In cases of uncertainty or disagreement concerning the exact location of a district boundary line, or where physical features existing on the ground are at variance with those shown on the Zoning Map, or in other circumstances not covered herein, the district boundary shall be determined by the Board of Appeals.
(8) 
Where a district boundary line divides a lot in single ownership, the required lot frontage and area shall be that of the district where the frontage occurs. All other zoning requirements shall apply for that district in which each portion of the divided lot is located. Any use allowed in a zoning district may not be accessed through another district where such use is prohibited.

A. 
Floodplain Districts shall be considered as overlaying other districts as generally shown on the Zoning Map of the Town of Dalton as recognition of the special hazards which exist in such areas.
B. 
The general boundaries of the Floodplain District are shown on the Town of Dalton, Massachusetts, Berkshire County Flood Insurance Rate Map (FIRM) dated July 5, 1982, as Zones A, A 1-30 to indicate the one-hundred-year floodplain. The exact boundaries of the district are defined by the one-hundred-year water surface elevations shown on the FIRM and further defined by the Flood Profiles contained in the Flood Insurance Study, dated July 5, 1982. The floodway boundaries are delineated on the Town of Dalton, Massachusetts, Berkshire County Flood Boundary and Floodway Map (FBFM), dated July 5, 1982, and further defined by the Floodway Data Tables contained in the Floodway Insurance Study. These two maps, as well as the accompanying study, as they may from time to time be amended, are incorporated herein by reference and are on file with the Town Clerk, Planning Board, Board of Health, Inspector of Buildings and Conservation Commission.
