The Tax Collector of the Township of Mantua, by and with the specific approval of the Township Committee of the Township of Mantua, shall bring an action in the Superior Court to be appointed receiver ex officio of the rents and income of such real property against which taxes or any installment thereof heretofore or hereafter levied and assessed shall have been delinquent for more than six months and remain due and unpaid.
The receivership of the Tax Collector shall be for the purpose of collecting and satisfying out of such rents and income as may be generated by such real property the delinquent taxes against said real property, together with the penalties, interest and costs and any costs and expenses of the receivership as may be adjudged and allowed by the Superior Court.
No action shall be taken against any real property used as a residence and from which the owner derives no rent, nor farm property occupied by the owner thereof and from which the owner derives no rent.
