Pursuant to the Local Redevelopment and Housing
Law, N.J.S.A. 40A:12A-1, et seq., the Planning Board has previously
determined that the West Belmar Gateway Area is an area in need of
redevelopment and the Township Committee has previously determined
the West Belmar Gateway Area to be a redevelopment area. The purpose
of this chapter is to adopt the West Belmar Gateway Area Redevelopment
Plan to provide for the planning, redevelopment and rehabilitation
of the West Belmar Gateway Area of the Township.
The West Belmar Gateway Area Redevelopment Plan,
prepared by Schoor DePalma, Inc., and dated December, 2003, be and
the same is hereby adopted as the redevelopment plan for the West
Belmar Gateway Area, as that area is defined therein. The entire contents
of the West Belmar Gateway Area Redevelopment Plan shall be incorporated
as an appendix to the Code of the Township.
The West Belmar Gateway Area Redevelopment Plan shall supersede any provision of Chapter 140, Land Use and Development Regulations, of the Code of the Township of Wall inconsistent with the provisions of the redevelopment plan.
The Zoning Map of the Township of Wall dated
July 12, 2000, be and the same is hereby amended to incorporate all
of the lots and blocks set forth in the West Belmar Gateway Area Redevelopment
Plan into a Zoning Map district entitled, “West Belmar Gateway
Area,” and all such properties shall be removed from any prior
Zoning Map designation.
The West Belmar Gateway Area Redevelopment Plan
may be amended from time to time by the Township Committee pursuant
to the applicable provisions of the Local Redevelopment and Housing
Law.

For all purposes under the West Belmar Gateway
Area Redevelopment Plan and the Local Redevelopment and Housing Law,
the redevelopment agency for the West Belmar Gateway Redevelopment
Area shall be the Township Committee of the Township of Wall.
