The R-7 Residential District is hereby established as a district in which regulations are intended to permit and encourage low-density, low lot coverage apartment development that is compatible with a predominantly single-family residential environment.
A building or a group of buildings may be erected or used and a lot may be occupied for any of the following purposes:
A. 
Any use permitted in Article XII, § 230-70.
B. 
Accessory use on the same lot with and customarily incidental to the above permitted use.
C. 
Municipal building.

A. 
Lot area and width. Every lot on which an apartment building or group of apartment buildings is hereafter erected or used shall have an area of not less than five acres and such lot shall have a minimum lot width at the building line of not less than 250 feet. The total number of dwelling units shall not exceed 12 units per acre of developable area.

B. 
Building coverage. Not more than 15% of the area of each lot, exclusive of garage area, may be occupied by buildings.
C. 
Building placement. No building shall be located less than 75 feet from a street right-of-way, nor less than 100 feet from a side or rear property line, and no parking, loading or service area shall be located less than 25 feet from a street right-of-way or other property line.
D. 
Distance between buildings. The horizontal distance between parallel elements of buildings forming a court shall not be less than twice the height of the taller building.
E. 
Height regulations. No building should exceed three stories or 35 feet in height, exclusive of basement, and accessory structures or buildings shall not exceed one story in height and in no event greater than 14 feet.
A. 
In addition to the requirements of this article, multiple dwelling or apartment house development shall comply with the applicable regulations contained in Article IV, General Provisions, and Article V, Performance Standards.
B. 
Centralized water and sanitary sewers must be provided by a public utility.
