A.
The purposes of the Mixed Residential-1 Districts
are to provide for moderate-density development in certain areas in
order to accommodate a wide variety of dwelling types, to ensure a
balanced community, to provide for open space and recreational facilities,
and to protect the character of existing neighborhoods. These areas
have been established specifically to recognize the existence of the
Horsham Towne and Country Springs residential developments.
B.
Within the Mixed Residential-1 Districts, a building
may be erected, altered or used, and a lot or premises may be used
only when in conformance with the conditions of an approved master
plan on file with the Township and the specific use, area, dimensional
and design regulations of this district, and no other.
The following uses are permitted by right:
A.
Single-family detached dwelling.
B.
Single-family detached dwelling with one zero side
yard.
C.
Twin and duplex dwelling.
D.
Accessory structure on the same lot and customarily
incidental to the above permitted uses.
E.
Common open space for active and passive noncommercial
park and recreation purposes.
F.
Municipal building.

A.
Minimum dimensions or requirements for yard requirements,
lot width, lot area, common open space and parking setbacks established
for each use in each development plan on file and approved by the
Township shall not be reduced; and maximum ratios for building coverage
and impervious surfaces shall not be increased.
B.
In the event specific standards for the above requirements
are not established, then the as-built condition on each lot shall
be controlling.
C.
The overall density within the MR-1 Mixed Residential
District shall not exceed three dwelling units per acre of developable
area and in no event shall exceed the density established for each
residential neighborhood on the approved master plan.
