For the purpose of this chapter, the Township of Pilesgrove is hereby divided into 16 districts as follows:

In addition to the permitted uses within each of the designated zoning districts, four types of planned developments are permitted in accordance with the requirements of this chapter on certain lands as follows:

The boundaries of the zoning districts and the areas designated for the optional development alternatives are established on the map entitled "Zoning Map of the Township of Pilesgrove," dated January 30, 2007, as amended, which accompanies and is hereby made part of this chapter.[1]

A. 
Zoning district boundary lines are intended to follow street center lines, railroad rights-of-way, streams and lot or property lines or the extensions thereof as they exist on lots of record at the time of enactment of this chapter unless otherwise indicated by dimensions on the Zoning Map.
B. 
Any dimensions shown on the Zoning Map are in feet and are measured horizontally and, when measured from a street, are measured from the street right-of-way line even if the center line of that street is used for the location of the zoning district line.
C. 
The exact location of any disputed zoning district boundary line shall be determined by the Township Planning Board acting as the Zoning Board of Adjustment.

D. 
The zoning standards, controls and designations apply to every structure, lot and use within each district, and the district lines extend vertically in both directions from ground level.
Unless otherwise specifically permitted within this chapter, no more than one principal dwelling or principal building shall be permitted on one lot, and no more than one principal use shall be permitted on one lot.

A. 
All uses not expressly permitted by this chapter are prohibited, excepting solar energy system installations that generate electricity that are permanently or temporarily attached to a principal or accessory building, structure or use or that exist as a freestanding system or mechanism, which system(s) shall be permitted accessory uses in all districts. Nothing herein shall be construed to permit the construction of any such solar energy system as a principal or accessory structure or solar energy system installations to an extent that the maximum lot coverage area for a particular zone is exceeded incident to placement of the system as a freestanding use, building or structure. No solar energy generation system may be a principal use, building or structure on property in any district but the Planned Light Industrial (PLI), according to the use or land development requirements contained in § 145-22.
B. 
All classes of cannabis establishments or cannabis distributors or cannabis delivery services as said terms are defined in Section 3 of P.L. 2021, c. 16, but not the delivery of cannabis items and related supplies by a delivery service.
