Sketch plan requirements shall be as follows:
A. 
All maps: title, scale, north arrow, and date.
B. 
Site map: should be on a topographical survey map as required for the preliminary plan or an enlargement of the most recent USGS quadrangle to a scale of one inch to 200 feet and showing contours at intervals of not more than 10 feet; may be a freehand sketch on a print of such a map; must have:
(1) 
Subdivision boundaries.
(2) 
Park and recreation areas, if proposed.
(3) 
Names of owners and approximate boundaries of all contiguous properties more than one acre in area.

Development data.
(1) 
Land characteristics of the site.
(2) 
Availability of existing and proposed utilities, schools, parks and playground.
(3) 
Total acreage of subdivision and number of lots proposed.
(4) 
Typical width and depth of lots.

Preliminary plan requirements shall be as follows:

Datum plane for all topographic information to be that of the U.S. Geological Survey.

Scale of one inch equals 400 feet to one inch equals 2,000 feet.
D. 
Development data.
(1) 
Corrected and updated development data from sketch plan or as required by sketch plan.
(2) 
Results of any percolation tests.
(3) 
Drawings showing:
(a) 
Tentative street cross-sections and center-line profiles.
(b) 
Preliminary sketches of any bridges or culverts.

General feasibility of sewer design and stormwater drainage.

E. 
Legal data.

Draft of restrictions of all types which will run with the land and become covenants in the deed for lots.

Stormwater pollution prevention plan: a stormwater pollution prevention plan consistent with the requirements of Chapter 179 of the Code of the Town of Cicero.

Final plat requirements shall be as follows:

(1) 
Same sheet size and scale as preliminary plan.
(2) 
Ink drawing on stable plastic base film or a transparent reproduction with black line on stable base plastic film.
(3) 
Corrected and final planimetric data from preliminary plan, except as modified below:
(a) 
For all street right-of-way and property lines the following shall be shown:

Accurate dimensions, bearings or deflection angles of all straight lines; except interior parallel lines bound by outermost parallel lines which are prescribed by dimensions and bearings; error of closure may not exceed one foot in 5,000; and
[2] 
Radii, arcs, and central angles of all curves.
(b) 
For other rights-of-way and easements, the name, bearings and width are required.
(4) 
Survey data: primary control points, or descriptions and ties to such control points to which all dimensions, angles, bearings, and similar data on map are referred.
(5) 
Information beyond subdivision boundary required for preliminary plan need not be shown except for boundary streets.
C. 
Location and neighborhood maps.
(1) 
Corrected and updated from preliminary plan.
(2) 
If final plat is drawn in two or more sections, locations of the areas should be indicated.
D. 
Development data.
(1) 
Corrected and updated development data from preliminary plan.
(2) 
Detailed drawings and specifications for:
(a) 
All improvements shown on preliminary plan development data drawings.
(b) 
Sanitary sewage disposal system.
(c) 
Water supply system.
E. 
Legal data.
(1) 
Corrected and updated legal data from preliminary plan.
(2) 
Such other certificates, affidavits, endorsements, or agreements as may be required by the Planning Board in enforcement of these regulations.
F. 
Grading plan: existing and proposed contours at two-foot contour intervals with spot elevations at all lot corners and intersections of front building line and side property lines, road intersections and changes in road grades.
