The General Business Use Districts (B1) are established to provide for the orderly development of land for business use and to encourage concentrations of such uses in areas best suited for business development.
In the General Business Use Districts, buildings or land may be used and buildings or other structures may be built, altered or erected for any of the following purposes:
A. 
Commercial and business uses defined herein.
B. 
Clubs.
C. 
Funeral homes or mortuaries.
D. 
Motor vehicle service stations conforming to the provisions of Article XI.
E. 
Lodging, tourist and boarding houses conforming to the provisions of Article X.
F. 
Agriculture, farm and customary agricultural operations as herein defined.
G. 
Accessory uses and buildings customarily incidental to the above permitted uses.
H. 
Single-family dwelling and the following accessory uses: home occupation, attached or detached private garage for use by passenger vehicles, playhouse, tool house, garden house, private swimming pool.[1]

A. 
Area and lot dimensions, except as provided in Subsection D below:

(1) 
The minimum net land area for an establishment shall be one acre. The minimum width of a lot at the front building line shall be 150 feet.
(2) 
Front yard. There shall be a minimum front yard of not less than 40 feet.
(3) 
Side yards. There shall be two side yards and a total width of not less than 30 feet.
(4) 
Rear yards. There shall be a rear yard with a depth of not less than 75 feet.
B. 
Height. No building or structure shall exceed 35 feet in height, except as provided in Article IV, § 160-15B.
C. 
Maximum lot coverage. No lot coverage shall exceed 20%.

D. 
Area and lot dimensions for single-family dwellings only:

(1) 
The minimum net land area for a dwelling shall be 20,000 square feet.
(2) 
The minimum width of the lot at the front building line shall be 50 feet.
(3) 
The minimum depth of the lot shall be 100 feet.
(4) 
Front yard. There shall be a front yard of not less than 40 feet.
(5) 
Side yard. There shall be two side yards with a total width of not less than 20 feet, and the width of the narrower of the two side yards shall be not less than 10 feet.
(6) 
Rear yards. There shall be a rear yard of not less than 30 feet.
E. 
The minimum building square footage for a one-story dwelling structure shall be 600 square feet; for a one-and-one-half-story dwelling, 1,000 square feet; for a two-story dwelling, 1,200 square feet. In calculating the minimum square footage as required herein, open porches, decks and steps shall not be taken into consideration.

All operations within the General Business Use District that require the outside storage of equipment, fixed or portable, motor vehicles or materials shall observe the following: Storage and display shall not be within 50 feet of the line of a residential district nor the highway right-of-way line.
