A. 
Within the "R-1" One-Family Dwelling District, the following regulations shall apply:
1. 
Permitted uses.
a. 
One-family detached dwelling.
b. 
Farming, truck gardening and nurseries.
c. 
Home occupations.
d. 
Public school, elementary and high, or private school having a curriculum similar to that ordinarily given in a public elementary school or public high school including religious instruction in parochial schools.
e. 
Churches and similar places of worship.
f. 
Convents, monasteries, rectories or parish houses to be occupied by not more than ten (10) persons.
g. 
Temporary buildings and uses for construction purposes for a period not to exceed one (1) year.
h. 
Accessory use or building.
i. 
Library.
j. 
Off-street parking facilities, as required or permitted by Section 405.210.
k. 
Private swimming pools appurtenant to a one-family dwelling on the same lot, when they meet yard depth and width requirements for principal buildings in the district in which they are located and when the swimming pool or the property on which it is located is adequately fenced to prevent access of small children and meets all applicable health and sanitary requirements.
l. 
Signs, defined as follows:
(1) 
A sign or signboard not exceeding eight (8) square feet in area appertaining to the sale or lease of the premises or trespassing thereon.
(2) 
A name plate not exceeding one (1) square foot in area.
(3) 
A sign or bulletin board not exceeding twenty (20) square feet in area erected upon the premises of a church or other institution for the purpose of displaying the name and activities or services therein provided.
m. 
Group homes. The exterior appearance of the home and property shall be in reasonable conformance with the general neighborhood standards. No group home shall be located within two thousand five hundred (2,500) feet of another group home. Group homes shall be eleemosynary or not-for-profit in nature.
2. 
Height. The maximum permitted height of buildings shall be as follows:
a. 
One-family detached dwellings thirty-five (35) feet, and not over two and one-half (2½) stories, except as provided in Section 405.200.
b. 
Churches and similar places of worship seventy-five (75) feet for towers or steeples and not more than forty-five (45) feet for the principal building.
3. 
Lot size.
a. 
Every one-family detached dwelling, convent, monastery, rectory or parish house hereafter erected shall be on a lot having an area of not less than fifteen thousand (15,000) square feet and a width at the established building line of not less than one hundred (100) feet except as provided in Section 405.200.
b. 
Churches and similar places of worship hereafter erected or structurally altered shall be on a lot having an area of not less than one (1) acre and a width at the building line of not less than one hundred fifty (150) feet.
c. 
Every public school (elementary or high), or private school having a curriculum similar to that ordinarily given in a public elementary or high school (including religious instruction in parochial schools), hereafter erected shall be sited in conformity with the following minimum standards:
(1) 
Elementary School—three (3) acres plus one (1) acre per one hundred (100) student design capacity.
(2) 
Junior High School—eight (8) acres plus one (1) acre per one hundred (100) student design capacity.
(3) 
Senior High School—fifteen (15) acres plus one (1) acre per one hundred (100) student design capacity.
4. 
Yard areas. No building or structure shall be erected or enlarged unless the following yards are provided and maintained in connection with such building, structure or enlargement.
a. 
Front yard. A front yard depth of not less than forty (40) feet shall be provided for in siting the construction of a dwelling upon a lot. Where a lot has a double frontage, the required front yard depth shall be provided on both streets.
b. 
Side yard. On each lot upon which a dwelling is constructed, there shall be a side yard width on each side of not less than twenty (20) feet. The combined total of the side yards for interior lots should not be less than forty-five (45) feet and the combined total widths of side yards for corner lots should not be less than fifty (50) feet. The width of the side yard on each side of a building on a lot of record which is less than one hundred (100) feet in width shall be ten percent (10%) of the width of the lot, but side yard shall not be less than eight (8) feet wide. On lots upon which a church or similar place of worship is constructed, or extensions made to an existing church or similar place of worship, there shall be a side yard not less than thirty (30) feet wide on each side of the main structure.
c. 
Rear yard. The rear yard depth of every lot or parcel of land upon which a building is constructed shall be not less than thirty-five (35) feet or twenty percent (20%) of the depth of the lot, whichever is larger, but the depth need not exceed fifty (50) feet.
5. 
Percentage of lot coverage. All buildings, including accessory buildings, shall cover not more than thirty percent (30%) of the area of the lot.
6. 
Off-street parking facilities. Off-street parking facilities shall be provided as required or permitted in Section 405.210.

A. 
Within the "R-2" One-Family Dwelling District, the following regulations shall apply:
1. 
Permitted uses. Any use permitted in the "R-1" One-Family Dwelling District, except farming, truck gardening and nurseries.
2. 
Height. The same regulations should apply as required or permitted in the "R-1" One-Family Dwelling District.
3. 
Lot size.
a. 
Every one-family detached dwelling, convent, monastery, rectory or parish house hereafter erected shall be on a lot having an area of not less than seven thousand five hundred (7,500) square feet and a width at the established building line of not less than sixty-five (65) feet, except as provided in Section 405.200.
b. 
Churches and similar places of worship hereafter erected or structurally altered shall be on a lot having an area of not less than one-half (½) acre and a width at the building line of not less than eighty-five (85) feet.
c. 
Public and private schools—same regulations shall apply as required or permitted in the "R-1" One-Family Dwelling District.
4. 
Yard areas. No building or structure shall be erected or enlarged unless the following yards are provided and maintained in connection with such building, structure or enlargement.
a. 
Front yard. A front yard depth of not less than twenty-five (25) feet shall be provided on each lot upon which a dwelling is constructed.
b. 
Side yard. On each lot upon which a dwelling is constructed, there shall be a side yard width on each side of not less than ten (10) feet. The combined total widths of the side yards for interior lots shall not be less than twenty-five (25) feet and the combined total width of side yards for corner lots shall not be less than thirty (30) feet. The side yard width on each side of a building on a lot of record which is less than sixty-five (65) feet wide shall be ten percent (10%) of width of the lot, but not less than six (6) feet.
On lots upon which a church or similar place of worship is constructed or extension made to an existing church or similar place of worship, there shall be a side yard not less than fifteen (15) feet wide on each side of the main structure and a combined total width of side yards of not less than thirty-five (35) feet.
c. 
Rear yard. The rear yard depth of every lot or parcel of land upon which a building is constructed shall be not less than twenty-five (25) feet or twenty percent (20%) of the depth of lot, whichever is larger, but need not exceed thirty-five (35) feet.
5. 
Percentage of lot coverage. All buildings including accessory buildings shall cover not more than thirty percent (30%) of the area of the lot.
6. 
Parking facilities. Parking facilities shall be provided as required or permitted in Section 405.210.

A. 
Within the "R-3A" Multiple-Family Dwelling District, the following regulations shall apply:
1. 
Permitted uses.
a. 
Any use permitted in the "R-1" One-Family Dwelling District, except farming, truck gardening and nurseries.
b. 
Two-family dwellings not exceeding two (2) dwelling units or apartments per structure.
c. 
Private clubs and lodges, excepting those the chief activity of which is a service customarily carried on as a business.
d. 
Any use permitted through the application of subsequent sections of this Chapter.
2. 
Height. The same regulations should apply as permitted in the "R-1" One-Family Dwelling District except that two-family dwellings shall not be more than two and one-half (2½) stories or thirty-five (35) feet in height.
3. 
Lot sizes.
a. 
One-family dwellings. The same regulations should apply as permitted in the "R-2" One-Family Dwelling District.
b. 
Two-family dwellings. Every two-family dwelling hereafter erected or structurally altered shall be on a lot having an area of not less than seven thousand five hundred (7,500) square feet or three thousand seven hundred fifty (3,750) square feet per dwelling unit, and a width at the building line of not less than sixty-five (65) feet, except as otherwise provided in subsequent Sections of this Chapter.
c. 
Churches and similar places of worship. The same regulations shall apply as required in the "R-2" One-Family Dwelling District.
4. 
Yard areas.
a. 
Front yard. The same regulations shall apply as required in the "R-2" One-Family Dwelling District.
b. 
Side yard.
(1) 
One-family detached dwelling. The same regulations shall apply as required in the "R-2" One-Family Dwelling District.
(2) 
Two-family dwelling. The same regulations shall apply as required in the one-family detached dwellings.
c. 
Rear yard. The rear yard depth of every lot or parcel of land upon which a building is constructed in this zone shall not be less than thirty (30) feet.
5. 
Percentage of lot coverage. All buildings, including accessory buildings, shall cover not more than forty percent (40%) of the area of the lot.
6. 
Off-street parking and loading facilities. Off-street parking and loading facilities shall be provided or permitted as required in Section 405.210.

A. 
Within the "R-3B" Multiple-Family Dwelling District, the following regulations shall apply:
1. 
Permitted uses.
a. 
Any use permitted in the "R-1" One-Family Dwelling District, except farming, truck gardening and nurseries.
b. 
Two-family dwellings and multiple dwellings not exceeding nine (9) dwelling units or apartments per structure.
c. 
One-family row dwellings with not more than nine (9) dwelling units in one (1) building.
d. 
Private clubs and lodges, excepting those the chief activity of which is a service customarily carried on as a business.
e. 
Boarding or lodging houses (See Special Use Exceptions, Section 405.190, Fraternity Houses).
f. 
Any use permitted through the application of subsequent Sections of this Chapter.
2. 
Height. The same regulations should apply as permitted in the "R-1" One-Family Dwelling District except that multiple-family dwellings shall not be more than three (3) stories or thirty-five (35) feet in height.
3. 
Lot sizes.
a. 
One-family dwellings. The same regulations should apply as permitted in the "R-1" One-Family Dwelling District.
b. 
Two-family dwellings. Every two-family dwelling hereafter erected or structurally altered shall be on a lot having an area of not less than fifteen thousand (15,000) square feet or seven thousand five hundred (7,500) square feet per dwelling unit, and a width at the building line of not less than one hundred (100) feet, except as otherwise provided in subsequent Sections of this Chapter.
c. 
Multiple-family dwellings and row houses. Every building hereafter erected or structurally altered as a multiple-family dwelling or as a row house (those being more than two-family dwellings) shall provide a lot area per dwelling unit of not less than one thousand five hundred (1,500) square feet and a width at the building line of not less than one hundred (100) feet except as otherwise provided in subsequent Sections of this Chapter.
d. 
Churches and similar places of worship. The same regulations shall apply as required in the "R-1" One-Family Dwelling District.
4. 
Yard areas.
a. 
Front yard. The same regulations shall apply as required in the "R-1" One-Family Dwelling District.
b. 
Side yard.
(1) 
One-family detached dwelling. The same regulations shall apply as required in the "R-1" One-Family Dwelling District.
(2) 
Two-family dwelling. The same regulations shall apply as required in the "R-1" One-Family Dwelling District.
(3) 
Multiple-family dwellings and row houses. The same regulations shall apply as required in the "R-1" One-Family Dwelling District.
c. 
Rear yard. The rear yard depth of every lot or parcel of land upon which a building is constructed in this zone shall not be less than thirty-five (35) feet.
5. 
Percentage of lot coverage. All buildings, including accessory buildings, shall cover not more than forty percent (40%) of the area of the lot.
6. 
Off-street parking, and loading facilities. Off-street parking and loading facilities shall be provided or permitted as required in Section 405.210.

A. 
Within the "R-4" Mobile Home Dwelling District the following regulations shall apply:
1. 
Permitted uses. Any use permitted in the "R-1" One Family Dwelling District plus the location of manufactured homes, as manufactured homes are defined in Chapter 515, Manufactured Home Standards.
2. 
Height. The same regulations shall apply as are required in the "R-1" One Family Dwelling District.
3. 
Lot size. Every building, dwelling, manufactured home dwelling or structure except churches, schools or similar structures located or hereafter placed or erected in the "R-4" Mobile Home Dwelling District shall have a lot area of not less than seven thousand five hundred (7,500) square feet, and a width at the established building line of not less than fifty (50) feet.
a. 
Churches, schools and similar structures shall have a lot area of not less than one-half (½) acre and width at the building line of not less than eighty-five (85) feet.
4. 
Yard area. No building, dwelling or other inhabitable structure, exclusive of manufactured homes, shall be constructed, erected, enlarged or placed in the "R-4" Zone unless the following yards are provided and maintained in connection with such building, dwelling or other inhabitable structure:
a. 
Front yard. A front yard depth of not less than twenty-five (25) feet shall be provided on each lot.
b. 
Side yard. On each lot there shall be a side yard width on each side of not less than ten (10) feet, the combined total width on side yards shall not be less than twenty-eight (28) feet.
(1) 
Lots upon which churches, schools or similar structures are located shall have a side yard of not less than fifteen (15) feet on each side and a combined total width of side yards of not less than thirty-five (35) feet.
c. 
Rear yard. The rear yard depth of every lot shall not be less than twenty-five (25) feet or twenty percent (20%) of the depth of the lot, whichever is larger, but need not exceed thirty-five (35) feet.
5. 
Manufactured homes located in the "R-4" District. Manufactured homes located in the "R-4" Mobile Home Dwelling District must comply with every provision of Chapter 515, Manufactured Home Standards.
6. 
Exclusionary provisions. Manufactured homes, as defined in Chapter 515, Manufactured Home Standards, shall be located only in the "R-4" Mobile Home Dwelling District in the City of Canton, Missouri.
