A. Within
the "L-1" Light Industrial District, the following regulations shall
apply:
1. Permitted uses.
c. Research and development organizations.
h. Fruit canning and packing establishments.
l. Building material yards where no mill work is done.
m. Cabinet making establishments and carpenter shops which use no motors
larger than ten (10) horsepower.
q. Milk distribution stations.
v. Printing, publication and engraving plants.
aa. Grain elevators, including storage facilities, barge docking facilities,
barge loading facilities and all related buildings and facilities.
2. Height. There shall be no height restrictions for
buildings or structures located in the "L-1" Light Industrial District.
3. Yard areas.
a. Front yard. Front yard depths shall be at least
twenty-five (25) feet on all lots on which buildings and/or structures
are placed. Front yard requirements shall be met on both streets when
buildings and structures are placed on corner lots.
b. Side yard. Side yard widths of at least fifteen
(15) feet shall be provided on all lots containing buildings or structures.
c. Rear yard. Rear yards at least twenty (20) feet
deep shall be provided on all lots containing buildings or structures.
d. Yards adjacent to residential districts. All buildings
and structures on lots adjacent to residential districts shall be
located so as to provide side yard widths or rear yard depths of at
least twenty-five (25) feet adjacent to such residential districts.
e. Railroad siding frontage. No yards shall be required
for those portions of lots which front on railroad sidings.
4. Off-street parking and loading facilities. Shall be provided as required in Section
405.210 of this Chapter.
5. Planting areas. Landscape development shall be required
to include an area of at least ten (10) feet in width along all streets,
with the exception of approved entrances, which border the proposed
development and are to be planted and maintained with trees and shrubbery
to serve as a screen for parking and storage areas.
6. A planting screen consisting of suitable shrubbery, maintained at
an eight (8) foot height by eight (8) foot width, shall be planted
wherever the industrial use abuts a residential district.
