The "B" Residence District is intended to provide for the development of single-family, two-family and multi-family dwellings, allow for certain other uses that are compatible with the character of the district, and to provide district regulations and development requirements.

A. 
Except as otherwise provided in this Chapter, a building or premises may be used in a "B" District only for the following purposes:
1. 
Any use permitted in the "A" Residence District.
2. 
Two-family dwellings.
3. 
Multiple dwellings.
4. 
Colleges and educational institutions.
5. 
Hospitals and institutions, except those that accommodate criminals or persons having contagious or infectious diseases.
6. 
Private clubs, excepting those the chief activity of which is a service customarily carried on as a business.

A. 
The parking regulations in a "B" District for single-family dwellings, schools and churches are the same as those in the "A" Residential District.
B. 
Whenever the following buildings are erected or reconstructed, they shall be provided with off-street parking space on the same lot in accordance with the following minimum requirements:
1. 
Multiple dwellings, one (1) parking space for each dwelling unit, but parking space shall not be within the required front yard.
2. 
Hospitals and similar institutions, one (1) parking space for every eight (8) beds.
3. 
Private clubs, one (1) parking space for every fifty (50) square feet of space used for assembly, dining, meetings or specific use of club facilities or one (1) space for each four (4) members, whichever is greater, plus one (1) for every two (2) persons regularly employed.

No building shall exceed two and one-half (2½) stories nor shall it exceed thirty-five (35) feet in height except as otherwise provided in this Chapter.

A. 
The following area regulations shall apply in a "B" District:
1. 
Yard requirements. The front, side and rear yard regulations are the same as those in the "A" Residence District.
2. 
Lot area per family. Except as hereinafter provided, all dwellings hereafter erected, enlarged, relocated or reconstructed shall be located upon lots containing the following areas:
a. 
Single-family dwellings. Six thousand (6,000) square feet.
b. 
Two-family dwellings. Three thousand (3,000) square feet per family.
c. 
Multiple (3+) dwellings. One thousand five hundred (1,500) square feet per family.
d. 
Where a lot has less area than herein required and was recorded under separate ownership from adjoining property on March 15, 1955, such lot may be used for a single-family dwelling or for any other non-residential use permitted in this district.
