Any lot line revision that will result in an equal transfer
of property between lots, result in lots that are in compliance with
Zoning Regulations and will not increase any existing nonconformities
in any lots subject to the revision will be stamped "Approved For
Filing" by the Zoning Enforcement Officer (ZEO), unless otherwise
directed by the Commission.
All applications for lot line revision of property shall be accompanied by: Original and five copies of a Class A2 survey map prepared by a land surveyor licensed by the State of Connecticut showing the desired lot line revision, wetlands, watercourses, FEMA 100-year flood plains, and natural slopes of 25% or greater calculated pursuant to Article
VII. In addition, the applicant shall deliver, an electronic copy of such survey map, for purposes of adding the approved lot line revision to the Town's Geographic Information System (GIS). The electronic copy shall meet the following criteria:
(a)
Drawings shall be on a compact disk (CD).
(b)
Electronic drawings shall be in a format as prescribed by the
Town's GIS coordinator.
(c)
Electronic drawings shall be accompanied by a certification
letter that the electronic drawing is a copy of the survey that was
approved by the Zoning Enforcement Officer for recording in the office
of the Town Clerk. A land surveyor licensed by the State of Connecticut
shall certify the letter.
(d)
Copy of recorded Zoning Board of Appeals variances, as applicable.
