In a B-1 Residence District, the following regulations shall apply. Additionally, the design standards and design review process in §§ 181-13 and 181-14, respectively, apply.
A building may be erected, altered or used and a lot may be used for any of the purposes permitted in Article IV, TR Traditional Residential Infill Overlay District, in accordance with the requirements of §§ 181-13 and 181-14.
A. 
Lot area and width. A lot area of not less than 3,000 square feet per dwelling shall be provided, provided that the minimum lot area for a single-family detached dwelling shall be 5,000 square feet. Each lot shall have a width at the build-to line of not less than 50 feet for a detached building and 30 feet for a single-family semidetached dwelling.
B. 
Building area. Not more than 30% of the area of each lot may be occupied by buildings.
C. 
Yards. Front, side and rear yards shall be provided on each lot, as follows:
(1) 
Front yard: a front yard on each street on which the lot abuts, not less than 30 feet in depth.
(2) 
Side yards:
(a) 
For every detached building, two side yards each a minimum of nine feet in width.
(b) 
For every single-family semidetached dwelling, one side yard, not less than nine feet in width.
(c) 
Any yard which abuts a street shall comply with the front yard requirements noted above in this section.
(3) 
Rear yard: one rear yard not less than 25 feet in depth.
Not more than 60% of the lot area shall be covered by buildings and paved surfaces.
No building shall be less than two stories in height nor shall a building or structure exceed a maximum height of 50 feet, provided that, for every additional foot in height over 40 feet, the minimum required side yard setback is increased by one foot.
