A. 
For the purpose of this chapter, the Village of Fort Plain is divided into the following types or classes of districts:

Said districts are bounded and defined as shown on a map entitled "Zoning Map of the Village of Fort Plain," hereinafter called the "Zoning Map,"[1] adopted by the Village Board and certified by the Village Clerk, which accompanies and which, with all explanatory matter thereon, is hereby made a part of this chapter.

Where uncertainty exists with respect to the boundaries of any of the aforesaid districts as shown on the Zoning Map, the following rules shall apply:
A. 
Where district boundaries are indicated as approximately following the center lines of streets or highways, street lines or highway right-of-way lines, such center lines, street lines or highway right-of-way lines shall be construed to be such boundaries.
B. 
Where district boundaries are so indicated that they approximately follow the lot lines, such lot lines shall be construed to be said boundaries.
C. 
Where the boundary of a district follows a railroad line, such boundary shall be deemed to be located midway between the main tracks of said railroad line.
D. 
Where the boundary of a district follows a stream or other body of water, said boundary line shall be deemed to be the center line of stream or body of water unless otherwise indicated.
E. 
Where the district boundary lines are indicated to be approximately parallel to a street or highway, they will be considered to be 200 feet from the nearest street or highway line and parallel to it or along the back line of properties of record fronting on said street or highway, whichever line is closer to the street at the time this chapter becomes effective, unless otherwise noted.
