The Town of Avon shall be divided into the following types of districts, which shall be differentiated according to use and area and for the purpose of which they shall be hereafter used and developed:

A. 
The above districts shall be located, bounded and described as shown by the Official Zoning Map of the Town of Avon, which has been designated the "Official Zoning Map" of the Town, now on file in the office of the Town Clerk, which together with the boundaries and designations therein is made part of this chapter.
B. 
There shall exist only one Official Zoning Map which shall be kept in the office of the Town Clerk and it shall bear the Seal of the Town of Avon, a certification that it is the Official Zoning Map of the Town of Avon and its date of adoption.
C. 
Said Zoning Map shall be on material suitable for reproduction. Copies of this map which may from time to time be published and distributed would be accurate only as of the date of their printing and shall bear words to that effect. Changes made in district boundaries or other matters portrayed on the Zoning Map under the provisions of this chapter shall be permanently affixed to the Zoning Map promptly after the amendment has been approved by the Town Board and shall convey information as to the date and nature of the change. No amendment to this chapter which involves matter portrayed on the Zoning Map shall become effective until such change and entry has been made on said Map and has been attested by the Town Clerk. Should the Zoning Map become damaged, destroyed, lost or difficult to interpret because of the changes and additions, the Town Board may by resolution adopt a new Zoning Map to supersede the former Map. The new Zoning Map shall bear a statement which explains that it supersedes the prior Map and gives the dates of adoption of both the prior Map and the new Zoning Map. If possible, the prior Map and the records of its adoption and amendments shall be preserved.
D. 
Charges to the Town for changes to the Zoning Map shall be the responsibility of the parties who requested such changes. All changes shall be supervised by the Town Code Enforcement Officer.

A. 
Where district boundaries are indicated as approximately following the center lines of streets or highways, street lines or highway right-of-way lines, such center lines, street lines or highway right-of-way lines shall be construed to be such boundaries.
B. 
Where district boundaries are so indicated that they approximately follow the lot lines, such lot lines shall be construed to be said boundaries.
C. 
Where district boundaries are so indicated that they are approximately parallel to the center lines or street lines of streets or the center lines or right-of-way lines of highways, such district boundaries shall be construed as being parallel thereto and at such distance therefrom as indicated on said Zoning Map. If no distance is given, such dimension shall be determined by the use of the scale shown on said Zoning Map.
D. 
Where the boundary of a district follows a railroad line, such boundary shall be deemed to be located in the middle of the main tracks of said railroad line.
E. 
Where the boundary of a district follows a stream, lake or other body of water, said boundary line shall be deemed to be at the limit of the jurisdiction of the Town of Avon unless otherwise indicated.
F. 
In cases where zoning district boundaries divide a lot of record at the time the boundary was established, the Zoning Board of Appeals under its granted authority may authorize the extension of regulations for either portion of the lot, not to exceed 50 feet, into the remaining portion. Not more than one such extension shall be permitted on any lot, and any further extension shall require amendment of the Official Zoning Map.
Except as herein provided, no building or land shall hereafter be used or occupied and no building or part thereof shall be erected, moved or altered unless in conformity with the provisions of this chapter.
The schedule of area, lot and bulk requirements designated Schedule A, as hereafter set forth, is made a part of this chapter.[1] The regulations included in said schedule are hereby established as minimum regulations of this chapter; municipal facilities deemed necessary and appropriate by the Town Board are hereby exempted from such area and bulk requirements.
