A. 
Mobile homes may be erected and maintained as a single-family dwelling home outside a mobile home park if the lot, parcel or tract of land upon which each mobile home is to be located meets the following minimum standards and requirements:
(1) 
With public sewage and water provided:
(a) 
Lot area of not less than 10,000 square feet.
(b) 
Lot width of not less than 75 feet.
(c) 
Front yard not less than 60 feet from the center line of any road or street.
(d) 
Side or rear yards of not less than 10 feet each.
(2) 
With public sewage or water (one or the other but not both):
(a) 
Lot area of not less than 15,000 square feet.
(b) 
Lot width of not less than 85 feet.
(c) 
Front yard of not less than 75 feet from the center line of any road or street.
(d) 
Side or rear yards of not less than 15 feet each.
(3) 
With no public sewage or water provided:
(a) 
Lot area of not less than 30,000 square feet.
(b) 
Lot width of not less than 100 feet.
(c) 
Front yard of not less than 100 feet from the center line of any road or street.
(d) 
Side or rear yards of not less than 20 feet each.
B. 
No single on-lot mobile home shall be installed or placed upon any lot parcel or tract of land until a building permit and sanitary disposal system permit has been applied for and approved in accordance with all Township requirements.
C. 
When a mobile home is proposed to be erected on a lot, parcel or tract of land held in a single and separate ownership, where there is located an existing building, residential dwelling or mobile home, the owner or developer shall submit a plot plan of the lot, parcel or tract or land showing the following information:
(1) 
Location, dimensions, area and required yard areas of proposed lot parcel or tract of land proposed to be used for the erection of the mobile home.
(2) 
Location of all existing and proposed wells, drives and sanitary disposal systems located within 100 feet of the proposed mobile home lot.
(3) 
The location of all existing buildings, residential dwellings or mobile homes shall be shown along with a proposed lot area for each existing building, residential dwelling or mobile home, indicating that all additional proposed single on-lot mobile home lots contain a lot area, lot width, and yard area as specified herein or in accordance with Chapter 147, Subdivision and Land Development.
D. 
On a lot, parcel or tract of land, held in single and separate partnership only, one proposed mobile home lot will be permitted, which does not abut or have a portion of the mobile home lot abut a public street or road, all other proposed mobile home lots located on the same lot, parcel or tract of land shall abut a public street or road.
