A. 
Establishment. The boundaries of all zone districts shall be shown on the Zoning Map of the Township of Upper Deerfield, dated December 1988, revised to May 2011, which, together with all explanatory matter shown thereon, is hereby adopted by reference and declared to be a part of this chapter. The original of said map shall be maintained by the Township Planning Board, and all changes in said zones shall be entered upon such map upon enactment, after which it shall not be necessary to refer to such changes by metes and bounds.

(1) 
Certain areas of Northville Road and Hoover Road containing Block 822, Lots 6 and 6.14, will henceforth be changed from R-1 (Residential) to A (Agricultural).
(2) 
Certain areas of State Highway 77 containing the portion of Block 1206, Lot 13, that is partially zoned R-2 (Residential) will henceforth be changed from R-2 (Residential) to B-1 (Business).
B. 
Interpretation. Where uncertainty exists as to any of said boundaries as shown on said map, the following rules shall apply:
(1) 
Zone boundary lines are intended to follow center lines of streets and streams, the edges of railroad rights-of-way and lot or property lines as they exist on plats of record at the time of the passage of this chapter, unless such zone boundary lines are fixed by dimensions shown on the Zoning Map.
(2) 
Where such boundaries are not fixed by dimensions and where they approximately follow lot lines and where they do not scale more than 10 feet distant therefrom, such lot lines shall be construed to be such boundaries unless specifically shown otherwise.
(3) 
In unsubdivided land and where a zone boundary divides a lot, the location of such boundary, unless the same is indicated by dimension shown on the map, shall be determined by the use of the scale appearing thereon.
(4) 
Any appeal to utilize land located within a floodplain for a purpose not permitted by this chapter shall be considered by the Planning Board as an application for a use variance as provided in §§ 405-71 and 405-93 through 405-95 of this chapter.[2]

The areas of special flood hazard identified by the Federal Insurance Administration on its Flood Hazard Boundary Map (FHBM), No. H01-09, dated August 2, 1974, are hereby adopted by reference and declared to be a part of this chapter. A. 
The areas of airport safety zones identified on the map prepared by Robert A. DuBois, P.E., of DuBois and Martin Associates, Inc., entitled "Bucks Airfield Hazard Areas," dated December 5, 1989, are hereby adopted by reference and declared to be a part of this chapter. The Bucks Airfield Hazard Areas Map herein referenced is on file in the office of the Township Clerk, Municipal Building, Highway 77, Seabrook, New Jersey 08302.[1]

B. 
Each owner of record of property located within an airport safety zone as set forth in the Subsection A hereof shall be notified, in writing, by the Township of the location of such property within an airport safety zone, and a copy of such notification shall be filed with the County Recording Officer in the same manner as a deed or other instrument of conveyance. No cause of action or claim against the Township of Upper Deerfield shall arise out of a failure of the Township to give the notice required by this subsection.
C. 
The Township of Upper Deerfield shall prepare a metes and bounds description of the airport safety zones set forth in Subsection A hereof, which description shall be incorporated into the Township maps utilized for tax purposes and prepared pursuant to N.J.S.A. 54:1-15 and 40A:63-6 et seq.

D. 
Any person who sells or transfers a property in an airport safety zone delineated under the Air Safety and Zoning Act of 1983, P.L. 1983, c. 260 (N.J.S.A. 6:1-80 et seq.), and which appears on a municipal map used for tax purposes as set forth in Subsection C hereof, shall provide notice to any prospective buyer that such property is located in an airport safety zone prior to the signing of a contract of sale. Failure to provide the notice required by this subsection may result in the suspension or revocation of a person's license to engage in real estate sales in this state or other appropriate disciplinary action by the New Jersey Real Estate Commission, in the case of a person subject to the jurisdiction of the Commission.
