Any use not specifically set forth as a permitted use (as of
right, accessory, or upon special use permit or conditional use permit,
as the context may admit) in any zoning district shall be expressly
prohibited in that district. A use specifically set forth as a permitted
use in one district shall not be permitted in another district unless
it is specifically set forth as a permitted use in said other district.
No structure shall hereafter be erected or altered to exceed the height,
to accommodate or house a greater number of families, to occupy a
greater percentage of lot area or to have narrower or smaller rear
yards, front yards, or side yards than are specified within this chapter
for the district in which such building is located; and what is specified
within this chapter as to dimensional and similar area requirements
is further limited and qualified by any restrictions imposed by any
applicable additional requirements, standards, and/or regulations
contained in amendments to this chapter.

The boundaries for each district listed as part of this chapter
are indicated on the map entitled "The Official Zoning Map of the
Town of Penfield," dated with the effective date of this chapter,
which is hereby adopted by reference and declared to be part of this
chapter, and hereinafter known as the "Official Zoning Map."
There shall exist only one Official Zoning Map, which shall
be kept in the office of the Town Clerk and it shall bear the Seal
of the Town of Penfield, a certification that it is "The Official
Zoning Map of the Town of Penfield" and its date of adoption by the
Town Board. Said Zoning Map shall be on material suitable for reproduction.
Copies of this map, which may from time to time be published and distributed,
would be accurate only as of the date of their printing and shall
bear words to that effect. Changes made in district boundaries or
other matters portrayed on the Zoning Map under the provisions of
this chapter shall be permanently affixed to the Zoning Map promptly
after the amendment has been approved by the Town Board and shall
convey information as to the date and nature of the change. No amendment
to this chapter which involves changes to the Zoning Map shall become
effective until such change and entry have been made on said map and
have been certified by the Town Clerk. The Town Board may, by resolution,
adopt a new Zoning Map to supersede any former map. The new Zoning
Map shall bear a statement which explains that it supersedes the prior
map and gives the dates of adoption of both the prior map and the
new Zoning Map.
In making a determination where uncertainty exists as to boundaries
of any of the aforesaid districts as shown on said zoning map, the
location of such boundary, unless the same is indicated by dimension
on the map, shall be determined by the Town Board.
