This chapter is known as and officially referred to as the "Town
of Seneca Falls Zoning Local Law."
The intent of this chapter is to establish comprehensive controls
for the orderly development of land in the Town of Seneca Falls, based
on the Comprehensive Plan for the Town and enacted in order to promote
and protect the health, safety, comfort, convenience and general welfare
of the people.
These regulations shall be designed to lessen congestion in
the streets; to minimize risks from fire, flood, panic or other dangers;
to promote health and the general welfare; to provide adequate light
and air; to prevent overcrowding of land; to avoid undue concentration
of population; to make provision for, so far as conditions may permit,
the accommodation of solar energy, systems and equipment and access
to sunlight necessary therefor; and to facilitate the provision of
public requirements, such as transportation, water, schools, parks,
sewage, etc. These regulations shall be reasonable, assist in conserving
the value of buildings and encourage the most appropriate use of land
throughout the Town.
In their interpretation and application, the provisions of this
chapter shall be held to be minimum requirements adopted for the promotion
of the public health, morals, safety or general welfare. This chapter
is not intended to interfere with or abrogate or annul other rules,
regulations or ordinances, provided that, whenever the requirements
of this chapter are at variance with the requirements of any other
lawfully adopted rules, regulations or ordinances, the most restrictive
or that imposing the highest standards shall govern.
