(a) 
Generally. The regulations set forth in this article, or set forth elsewhere in this chapter, when referred to in this article, are the district regulations in the C-1 local business district.
(b) 
Use regulations. A building or premises located in the C-1 district shall be used only for the following purposes:
(1) 
Any use permitted in the R-1 single-family dwelling district.
(2) 
Barber and beauty shops.
(3) 
Catering establishments.
(4) 
Medical and dental offices and offices for the conduct of any lawful business not otherwise subject to specific regulations elsewhere in this code and not to exceed ten thousand (10,000) square feet in gross floor area for a single structure.
(5) 
Retail stores and service establishments of a neighborhood nature not exceeding ten thousand (10,000) square feet in gross floor area, such as bakeries, groceries, drug stores, meat markets, florists, card shops, camera shops and the like.
(6) 
Service facilities, studios or workshops of a neighborhood nature not exceeding ten thousand (10,000) square feet in gross floor area, for such services as artists, dance studios, candy makers, dressmakers, tailors, music teachers, typists and stenographers. Goods or services associated with these uses may be sold or provided directly to the public on the premises.
(7) 
Accessory buildings and uses customarily incident to permitted uses.
(8) 
Subject to the issuance of a conditional use permit as provided by law, any use designated as being a conditional use in this district under terms of article XVI of this chapter and code; provided however, that no structure for such use shall exceed ten thousand (10,000) square feet in gross floor area.
(c) 
Height, yard and area regulations. The height, yard and area regulations set forth in articles XIII and XIV shall be observed, and in addition every building or part thereof used for dwelling purposes shall comply with the side and rear yard requirements of the R-3 single-family dwelling district and the lot area per family requirements prescribed in article XIII.
(d) 
Parking and loading regulations. Off-street parking and loading spaces shall be provided in accordance with the requirements for specific uses set forth in article XV.
