A. 
The purpose of the Business 1 Zoning District is to implement a strategic use plan for the neighborhood surrounding the hospital. Currently available zoning districts are not restrictive enough to limit uses that would be detrimental to the hospital.
B. 
The businesses selected for the B1 Zoning District are meant to be small businesses requiring limited space and are ancillary to and/or beneficial for those in the hospital, nursing home or visiting someone there. Some may be beneficial to C-3, Auto Oriented commercial use, that is near the hospital as well, like hotel, motel, motor lodge, etc.

The following are permitted uses in a B1 Business District:

Gift shops.
(2) 
Bakery.
(3) 
Coffee shops.
(4) 
Internet cafe.
(5) 
Beauty parlors.
(6) 
Barbers.
(7) 
Health spas.
(8) 
Laundromat.
(9) 
Bookstores.
(10) 
Delicatessen.
(11) 
Drug stores.
(12) 
Hobby stores.
(13) 
Medical supply stores.
(14) 
Health clubs.
(15) 
Health-related services.
B. 
Any use not specifically listed above is to be brought to the Planning Commission for investigation. Planning Commission will act as prescribed elsewhere in the Zoning Ordinance.
The following are permitted accessory uses in a B1 Business District:
