The purpose of the I - Industrial District is to accommodate industrial uses and larger-scale vehicular, office, institutional and other uses which may not be compatible within conventional residential, commercial or rural agricultural districts, in a manner that respects surrounding residents and landowners while providing employment opportunities and diversification of the local tax base.

1. 
Uses Permitted by Right. One or more buildings or other structures may be erected, altered, or used, and a lot may be used or occupied, for any one of the following principal uses by right, together with permitted accessory uses in accordance with all applicable terms of this chapter:
A. 
Manufacturing, compounding, processing, packaging and/or treatment of products such as bakery goods, candy, confections, dairy products, cosmetics, musical instruments, toys and novelties, clocks and jewelry, optical products, electronic devices, scientific and precision instruments, automotive parts and machinery, building materials, hardware, tool, and metal components, dry cleaning and dyeing, clothing, paper, cardboard, and metal containers, and cloth, wire, wood, glass, and other similar items.
B. 
Office, office building including headquarters for industrial plants, medical and dental clinics, professional offices, insurance and real estate offices.
C. 
Research, development or testing laboratory.
D. 
Wholesale establishment.
E. 
Retail use including sale of building materials, fireworks, and sale of ammunition or ammunition reloading facilities.
F. 
Printing, publishing, lithography, bookbinding, and/or kindred arts.
G. 
Laundry or dry-cleaning plant.
H. 
Funeral home or funeral parlor.
I. 
Municipal uses, including municipal offices, recreational areas, facilities and utilities.
J. 
Mineral extraction pursuant to all standards and regulations of PADEP.
K. 
Public off-street parking lot or parking garage.
L. 
Outdoor recreation use subject to the standards of § 27-1524.
M. 
Agricultural uses, including horticulture, crop farming, animal husbandry, grazing and pasturing, orchards, vineyards, tree farms, commercial greenhouses, and commercial nurseries.
N. 
Forestry, where conducted in compliance with all applicable provisions of Part 13 of this chapter.
O. 
Temporary event subject to the standards of § 27-1529.
P. 
Temporary structure subject to the standards of § 27-1530.
Q. 
Temporary use subject to the standards of § 27-1530.
2. 
Uses Permitted by Approval of Special Exception. One or more buildings or other structures may be erected, altered, or used, and a lot may be used or occupied, for any of the following principal uses or combination thereof, together with permitted accessory uses, where approved by the Zoning Hearing Board as a special exception pursuant to Part 18:
A. 
Non-municipal community center building, public library, or other similar non-municipal public use.
B. 
Museum.
C. 
Bus passenger station.
D. 
Public or semi-public swimming pool.
E. 
Restaurant, excluding fast-food restaurant or restaurant with drive-through service.
F. 
Home occupation subject to the standards of § 27-1518.
G. 
Membership club, including club for gunning, trap shooting, trapping or other similar purpose, subject to the standards of § 27-1522.
H. 
One dwelling unit for each separate use in a commercial or industrial building.
I. 
Public utility building, structure or facility, other than municipal use.
J. 
Indoor or outdoor shooting or archery range, subject to applicable state regulation.
K. 
Campground subject to the standards of § 27-1509.
3. 
Uses Permitted as Conditional Use. One or more buildings or other structures may be erected, altered, or used, and a lot may be used or occupied, for any of the following principal uses or combination thereof, together with permitted accessory uses, where approved by the Board of Supervisors as a conditional use pursuant to § 27-1705.
A. 
Heliport or helipad, subject to the standards of § 27-1517.
B. 
Hotel or motel.
C. 
Terminal, storage, warehouse, or transfer facility subject to the standards of § 27-1531.
D. 
Recycling facilities.
E. 
Commercial recreational facilities, such as bowling lanes, miniature golf courses, or other similar commercial-recreation establishments.
F. 
Automobile, boat and/or mobile/manufactured home sales with accessory service facilities, including outdoor storage of motor vehicles and machinery for sale except junked vehicles or junked machinery.
G. 
Adult commercial use subject to § 27-1504.
H. 
Automobile service/gas station subject to § 27-1506.
I. 
Automobile and machine repair shop or garage subject to § 27-1507.
J. 
Car wash subject to § 27-1510.
K. 
Hospital.
L. 
Nursing home, convalescent home, or assisted-living residence subject to § 27-1523.
M. 
Drug and/or alcohol treatment center subject to § 27-1532 where applicable.
N. 
Transitional housing subject to § 27-1532.
O. 
Church or other place of worship, subject to § 27-1512.
P. 
Religious retreat.
Q. 
Cemetery, columbaria, mausoleum or mortuary subject to § 27-1511.
R. 
Special event venue subject to the standards of § 27-1528.
S. 
Adult or child day-care center, subject to § 27-1514.
T. 
Fast-food restaurant or other place serving food or beverage with drive-through service facilities, subject to § 27-1515.
U. 
Wireless communications facility(ies) (WCF), including WCF towers, DAS, accessory WCF equipment, WCF equipment compounds and wireless support structures, subject to the regulations set forth in § 27-1534.
V. 
Alternative or renewable energy systems as a principal use, including commercial energy production, subject to the provisions set forth in Part 12.
W. 
Junkyard or salvage yard, subject to § 27-1520.
X. 
Kennel or boarding kennel subject to § 27-1505.
Y. 
Animal hospital or animal shelter subject to § 27-1505.
Z. 
Veterinary office or clinic subject to § 27-1505.
AA. 
Landfill, sanitary landfill or solid waste disposal facility, subject to § 27-1521.
BB. 
Crematory or crematorium, including incineration of human medical waste.
CC. 
Private shooting range, consistent with the definition in § 27-202.
DD. 
Any lawful use not otherwise listed in any zoning district schedule.
4. 
Accessory Uses. The following accessory uses shall be permitted, where in compliance with all applicable provisions of Part 15 and provided that they shall be incidental to any of the uses permitted by right, special exception or conditional use in this I - Industrial District:
A. 
Accessory agricultural commercial uses or agritourism as defined herein and pursuant to § 27-1502.
B. 
Private garage or private parking area.
C. 
No-impact home-based business.
D. 
Yard or garage sale, subject to the standards of § 27-1519 where applicable pursuant to the definition in Part 2.
E. 
Signs, pursuant to § 27-1413.
F. 
Private noncommercial swimming pool.
G. 
Alternative or renewable energy systems accessory to a permitted use and not for commercial energy production subject to the provisions set forth in Part 12.
H. 
Co-location of wireless transmission equipment and/or an antenna on an existing building, water tower, electrical transmission tower, WCF tower, utility pole, light pole, traffic signal pole, or other similar structure, provided that such co-location is subject to the regulations set forth on § 27-1534.
I. 
Keeping of animals subject to the standards of § 27-1415.
J. 
Other customary accessory structures and uses.

1. 
Where sewage disposal is supplied by an individual on-site system, regardless of water supply:
A. 
Minimum lot area: one acre.
B. 
Minimum lot width at street line: 50 feet.
C. 
Minimum lot width at front yard setback, except for flag lots where permitted pursuant to the Subdivision and Land Development Ordinance,[1] in which case the front yard setback shall be measured from the end of the flag: 200 feet.

D. 
Minimum front yard setback from ultimate right-of-way for all structures except as provided in Subsection 1.L. below and except in the case of permitted flag lots where the setback shall be measured from the end of the flag: 100 feet.
E. 
Minimum side yard, principal structures (each side), except as provided in Subsection 1.L. below: 25 feet.
F. 
Minimum side yard, accessory structures (each side), except as provided below and in Subsection 1.L.: 25 feet. Where the height of the accessory structure is less than 25 feet, the minimum side yard may be reduced to a distance not less than equal to the height of the accessory structure. No side yard shall be reduced to less than five feet nor shall any accessory structure be placed in any perimeter drainage or utility easement.
G. 
Minimum rear yard, principal structures, except as provided in Subsection 1.L.: 50 feet.
H. 
Minimum rear yard, accessory structures not less than equal to the height of the accessory structure, except as provided in Subsection 1.L. below. No rear yard shall be reduced to less than five feet nor shall any accessory structure be placed in any perimeter drainage or utility easement.
I. 
Maximum percentage of impervious surface: 50%.
J. 
Maximum building height, principal structures: 45 feet, except as provided in § 27-1403.
K. 
Maximum building height, accessory structures: 25 feet, excluding permitted agricultural structures.
L. 
All yard areas set forth herein shall default along the Delaware River Valley Scenic Byway such that no required front, side or rear setback line shall be less than 200 feet from the ultimate right-of-way of any road designated as part of said scenic byway.

All uses shall comply with all other applicable standards in this chapter and all other applicable ordinances or regulations.
