The following zoning districts are applicable to the Canton Township Zoning Ordinance and Zoning Map.
2. 
The purpose of the base zoning districts is to provide area for the following:
A. 
A-1: Agricultural District. To preserve productive agricultural land resources, to encourage conservation of environmentally sensitive land and to provide sites for low-density residential use compatible with natural land features and constraints and agricultural pursuits.
B. 
R-1: Suburban Residential District. To encourage low-density neighborhood development in conjunction with rural agricultural and suburban land use activities.
C. 
R-2: General Residential District. To maintain mature and developing neighborhoods and to provide for a mix of compatible higher density residential units and ancillary land use activities.
D. 
R-3: Medium Density Residential District. To provide for existing residential developments that accommodate a mix of compatible high-density, residential units and ancillary land use activities.
E. 
C-1: Convenience Commercial District. To provide limited retail and service facilities for the primary use of local residents in their immediate vicinity in a manner compatible with adjacent residential areas.
F. 
C-2: General Commercial District. To provide for commercial "cores" that include a variety of contiguous shopping, service and related activities for consumers throughout the community and environs. Regulations are designed to provide a variety of sales and service concepts to promote stable commercial growth to strengthen the local economic base.
G. 
C-3: Highway Commercial District. To provide incentives for orderly commercial development in conjunction with major highway corridors at local regional highway access points.
H. 
M-1: Light Industrial District. To provide appropriate location for less intensive industrial land uses such as light manufacturing, assembly, processing, research/testing facilities, and supporting offices.
I. 
M-2: Heavy Industrial District. To accommodate industrial activities of an intrusive nature that are not normally compatible with, or that detract from, the viability of other use activities because of high levels of traffic generation, noise, adverse aesthetic conditions and related circumstances.

Within the Township, a series of zoning overlays are established as permissible under the provisions of Section 603 of the Pennsylvania Municipalities Planning Code.[1] The Zoning Overlays are provided for the purposes of maintaining continuity in the Township's land uses, rights-of-ways and community character and to maintain general consistency with the Canton Township Comprehensive Plan, the location of each zoning district and overlay are made part of the Official Zoning Maps and are illustrated on Map 1. The zoning overlays are categorized based upon their relationship to thoroughfares, environment, development approval areas and signage.

Environmental zoning overlays have been established to protect human safety as related to ground-based natural features and air-based manmade features within the Township that impact the scale and/or placement of development. The following overlays have been established.
A. 
Floodplain Overlay: as outlined in § 27-501.2 and in accordance with Chapter 8, Floodplains, of the Township Code.
B. 
Airport Safety Zone Overlay: as outlined in § 27-501.3.
C. 
Public Infrastructure Service Overlay: as outlined in § 27-501.4.
