An ordinance providing for the control of the subdivision and development of land and the approval of plats and replats of land within the jurisdiction of the Board of Supervisors of the Township of Bern, Berks County, Pennsylvania, ordained by the Board of Supervisors of the Township of Bern under the authority of the Pennsylvania Municipalities Planning Code, as amended.[1]

This chapter shall be known and may be cited as "The Subdivision and Land Development Ordinance of the Township of Bern."
A. 
The purposes of this chapter shall be to provide uniform standards to guide the subdivision, resubdivision and development of land in the Township of Bern in order to promote the public health, safety and convenience and the general welfare of the residents and inhabitants of the Township of Bern; to guide the future growth and development of Bern Township in accordance with the then-applicable Comprehensive Plan, Zoning Ordinance and Act 537, Sewage Facilities Plan of Bern Township; to protect the rural, agricultural and historic character and social and economic stability of Bern Township and to encourage the orderly and beneficial development of Bern Township; to preserve the natural beauty and topography of Bern Township and to ensure appropriate development with regard to these natural features: and to provide for open spaces through efficient design and layout of the land.
B. 
This chapter shall be administered to ensure orderly growth and development; the conservation, protection and proper use of land; and to provide adequate provision for traffic circulation, utilities and services.
