As used in this chapter, the following terms shall have the meanings indicated:
LANDLORD
Any person, firm, partnership, association, corporation or other entity, and any officer, agent or employee of any of the foregoing, which is the owner, rental agent, manager of or otherwise has authority to rent any rental unit to a tenant.
MULTIPLE DWELLING
Any building containing three or more dwelling units.*
RENTAL
Any and all charges made by a landlord to a tenant in consideration of the tenant's occupancy of a rental unit.
RENTAL UNIT
Any portion of a multiple dwelling which is offered for rent or rented for dwelling purposes and for which a rental charge is made, and includes all privileges, services, equipment, facilities and improvements connected with the use or occupancy thereof.*
SERVICES
Adequate sanitary facilities, heat, light and ventilation as defined in the Board of Health Ordinances and Building Property Maintenance Codes of the Township of Rochelle Park.[1] Also included shall be the provisions of garbage disposal, snow removal and the repair, replacement and maintenance of landlord-provided fixtures and appliances.
TENANT
Any individual who is an occupant of a rental unit.
*NOTE: "Multiple dwellings" and "rental units" shall not include, and this chapter shall not apply to, motels, hotels or rooming houses.
