The purposes of this district are to provide for medium- to medium-high-density single-family development, to preserve existing residential development and open space and to provide for and regulate certain nonresidential uses permitted by special exception.
Land, buildings or premises shall be used by right for only one or more of the following uses:
A. 
All uses permitted by right in the R-1 Residential District.
B. 
Single-family semidetached dwelling (twin).
The following uses shall be permitted by special exception only, subject to the applicable provisions of Articles XVII and XXI:
A. 
Conversion, subject to § 153-128.
B. 
Major home occupation, subject to § 153-129.
C. 
Religious use, including accessory dwelling, subject to § 153-131.
D. 
Educational use, excluding commercial educational use, subject to § 153-132.
E. 
Family day care home, subject to § 153-142.
All accessory uses permitted in the R-1 Residential District.
Unless specifically stated otherwise, the following shall be minimum requirements:
A. 
Single-family detached dwelling.
(1) 
Lot size: 4,500 square feet.
(2) 
Lot width: 45 feet.
(3) 
Front yard: 25 feet, which may be reduced to 10 feet on the long side of a corner lot.
(4) 
Side yards: 20 feet aggregate and eight feet minimum.
(5) 
Rear yard: 20 feet minimum.
(6) 
Building coverage: 35% maximum coverage.
(7) 
Impervious coverage: 55% maximum coverage.
(8) 
Building height: 35 feet or two stories maximum.
B. 
Single-family semidetached dwelling (twin).
(1) 
Lot size: 3,000 square feet.
(2) 
Lot width: 30 feet.
(3) 
Front yard: 20 feet, which may be reduced to 10 feet on the long side of a corner lot.
(4) 
Side yard: 10 feet.
(5) 
Rear yard: 20 feet.
(6) 
Building coverage: 40% maximum.
(7) 
Impervious cover: 60% maximum.
(8) 
Height: 35 feet or two stories maximum.
