- Ch DL Disposition List
The purposes of this district are to provide for medium-high
to high-density residential development, to preserve existing row
home development and to provide for certain nonresidential uses permitted
by special exception.
Land, buildings or premises shall be used by right for only
one or more of the following uses:
All accessory uses permitted in the R-1 Residential District.
Unless specifically stated otherwise, the following shall be
minimum requirements:
A.
Single-family detached dwelling.
(1)
Lot size: 4,000 square feet.
(2)
Lot width: 40 feet.
(3)
Front yard: 20 feet, which may be reduced to 10 feet on the long
side of a corner lot.
(4)
Side yards: 20 feet aggregate and eight feet minimum.
(5)
Rear yard: 20 feet.
(6)
Building coverage: 35% maximum.
(7)
Impervious surface: 60% maximum.
(8)
Height: 35 feet or two stories maximum.
B.
Single-family semidetached dwelling (twin).
(1)
Lot size: 2,500 square feet.
(2)
Lot width: 28 feet.
(3)
Front yard: 20 feet, which may be reduced to 10 feet on the long
side of a corner lot.
(4)
Side yard: eight feet.
(5)
Rear yard: 20 feet.
(6)
Building coverage: 40% maximum.
(7)
Impervious surface: 60% maximum.
(8)
Height: 35 feet or two stories maximum.
C.
Single-family attached dwelling (townhouse).
(1)
Lot size: 1,600 square feet.
(2)
Lot width: 20 feet.
(3)
Front yard: 20 feet, which may be reduced to 10 feet on the long
side of a corner lot.
(4)
Side yards: 10 feet at ends of row; 20 feet where an access driveway
is required.
(5)
Rear yard: 20 feet.
(6)
Building coverage: 50% maximum.
(7)
Impervious surface: 70% maximum.
(8)
Height: 35 feet or two stories maximum.
